Bridge Development Partners, LLC chooses PREMIER Design + Build, LLC to manage construction of Bridge Point South Brunswick Manor. Tenants will be able to move into the 488,800 sq ft speculative industrial distribution facility 3rd quarter of 2016.
Bridge is developing 35 acres in South Brunswick, New Jersey to house Bridge Point South Brunswick Manor on Davidson Mill Road. The site is conveniently located off the New Jersey Turnpike at Exit 8A halfway between New York and Philadelphia. New business tenants will benefit from its proximity to major airports and seaports and from an abundant labor pool as well.
Low New Jersey taxes will also attract potential tenants. Major corporations such as Barnes and Noble, Conagra Foods, Home Depot, Williams Sonoma and Volkswagen have already recognized that this is a great place to do business and are located near Exit 8A as well.

Building envelope materials will consist of load-bearing, precast concrete wall panels and glass and glazing at office entryways. The speculative facility will be equipped with a fully-adhered 60-mil TPO roofing system and positive pressure heating units.
Bridge Point South Brunswick Manor will feature 36’ clear-height warehouse spaces, 98 truck dock positions, 2 drive-in doors, an ESFR fire protection sprinkler system and 800 amp, 277/480 volt electrical service. Additionally, a new parking lot with 100 spaces for cars and 85 spaces for trailers will be provided. South Brunswick Manor is going to be a state-of-the-art facility.
Julie Piszczek of PREMIER Design + Build Group, LLC is the project manager overseeing construction and Michael Kaufmann is the field superintendent. Joel Lubin and Nate Demetsky of Jones Lang Lasalle are representing the property. Wayne Ramoski of Cushman & Wakefield is representing tenants.
