Prolific hotel developer Sam Chang’s newest hotel will have one big twist — two different hotel chains under one roof.
Architectural firm Gene Kaufman, Architect P.C. is designing the 28-story hotel, located at 334 West 36th St, which will have 500 rooms.
The firm told Real Estate Weekly that Chang just signed a franchise agreement with Marriott International for two brands: Fairfield Inn and Suites, which will occupy floors two through 14, and Springhill Suites, which will occupy floors 15 through 28.
Located between Eighth and Ninth Avenues, the Garment District building as of now is six stories tall and has 58,634 s/f. It is zoned for 123,440 buildable square feet and is located two blocks from Penn Station and Madison Square Garden.
Chang’s company, McSam Hotel Group, bought the building in September of last year for $50.75 million, with plans to transform it into a hotel.
A team from Eastern Consolidated repped both McSam and the seller, the Postgraduate Center for Mental Health, which offers clinical services to children and adults.
The building was previously the Christ Church Memorial Buildings, built in 1905, which served as a Presbyterian worship and community center until 1975, when the Postgraduate Center for Mental Health took over the building.
Kaufman has worked on several other hotels with the McSam Group, and is betting on the city’s burgeoning Far West side, with forthcoming projects at 326 West 37th Street and 350 West 40th Street, and a joint venture at 321 West 43rd Street and 322-326 West 44th Street, with M&R Hotel Group.
Renderings of the project have not yet been released.
