Sales launch at One Riverside Park
Extell Development Company ahas officially launched sales at One Riverside Park, the newest luxury condominium in Riverside South, the Upper West Side enclave.

Overlooking the Hudson River, One Riverside Park features 219 luxury condos with interiors curated by interior designer Shamir Shah.
“The full-floor penthouse residences at One Riverside Park, with nearly 100 feet of frontage directly on the river, are nothing short of phenomenal. They offer spectacular 360-degree views and the finishes by Shamir Shah are absolutely gorgeous,” said Beth Fisher, senior managing director of Corcoran Sunshine Marketing Group.

Designed by award-winning architecture firm Goldstein Hill & West Architects, the exterior of One Riverside Park, located at 50 Riverside Boulevard and 62nd Street, will be constructed primarily from glass and limestone.
Interiors and finishes are also by Shah. Many of the homes feature floor-to-ceiling glass and layouts tailored for a variety of buyers.
Residences range from one-to seven-bedrooms, including five full-floor penthouse residences, each featuring six-bedrooms with more than 6,000 s/f of living space.
There are also two duplexes each offering a 29 ft. x 12 ft. private pool as well as a 17th story apartment which also offers a 29 ft. by 12 ft. private pool.
The proprety will have over 50,000 s/f of lifestyle amenities, including a 40,000 s/f athletic club and spa.
One of the city’s largest private residential athletic clubs, LA PALESTRA, at One Riverside Park, includes a 75-foot swimming pool, 38-foot rock-climbing wall, full-size basketball and squash courts, two-lane bowling alley and club lounge, and a golf simulator. The club also offers personalized services and classes including yoga, Pilates, personal training, and Kinesis. Spa facilities include expansive men and women’s locker and dressing rooms, sauna and steam rooms, and private treatment rooms.
One Riverside Park will feature additional lifestyle amenities including a game room with billiards and ping pong, indoor playground designed by Kidville, function room with full catering kitchen, private screening room, residents lounge and landscaped garden courtyard designed by Matthews Nielsen.
Prices range from $1 million to $25 million and occupancy is slated for 2015.

Artisan apartments leasing fast
Argo Real Estate, Alpine Development, and The Marketing Directors announced that Hoboken’s The Artisan reached 50 percent leased in four weeks.
Located at 1400 Clinton Street and 1411 Grand Street in the Northwest section of Hoboken, NJ, the six-story mixed-use building featured 59 apartments, 10 of which are live/work style apartments spaces, and a gallery on the two base floors.
Argo Real Estate, one of New York City’s longest-standing independent real estate companies, partnered with Alpine Development in a joint-venture for the project.
The Marketing Directors, Inc. is the exclusive marketing and leasing agent for the property.

Heights building is half way there
Ideal Properties Group announced that 184 Joralemon in Brooklyn Heights is now more than 50 percent leased since launching this summer.

The ornate 1911 landmarked building exhibits a range of architectural details typical of the period’s Beaux Arts style.
Previously a Brooklyn Law School dormitory, it was acquired by United American Land in 2011 and renovated with state-of-the-art amenities.
Designed by DiGuiseppe Architect, the building’s two-bedroom residences feature loft-like spaces and high-end appliances including Bertazzoni stoves, Viking microwaves and Liebherr refrigerators, as well as wide-plank hardwood flooring and a washer and dryer in each unit.

Trees grow in Brooklyn
Williamsburg mixed-use rental 101 BEDFORD, a between North 11th and 12th Streets, is adding another amenity to its exclusive package .
A virtual pocket park is being created in the approximately half-acre center section of the four-building, 351-unit complex.
Designed by Highview Creations, a New York-based family-owned business best known for green roof and sustainable urban landscaping projects, the courtyard space is on the second level of the complex.

Plans include an estimated 5,000 s/f of native plantings, surrounded by benches and other furnishings.
“Not only will the courtyard be transformed into a serene park-like setting, it will quickly grow into tree-top views for the interior-facing apartments,” said co-developer Yoel Sabel of Halcyon Management. “It’s a great amenity for all seasons and for everyone in the building.”
Amenities at 101 Bedford include a fitness center, indoor pool with hot tub, men’s and women’s saunas, wine vault and party room, game rooms, PGA-certified golf simulator room, business center, conference room/library, massive furnished roof terrace with mini beach and on-site parking.
The building also has 24/7 front desk service, cold-storage package rooms and package inventory app.
Moreover, 101 Bedford recently retained a fee-paid concierge company that offers hotel-style services, such as apartment cleaning, laundry and tailoring.
