NEW DEVELOPMENTS: 30 Warren tops out, DNA launches Upper West condos

Tribeca boutique tops out

30 Warren has officially topped out and reached its full height of 12 stories.

The Tribeca building is the first U.S. project by the French firm Post-Office Architectes, who come from the Jean Nouvel family tree.

Developed by Cape Advisors, 30 Warren has a custom-crafted architectural concrete facade with numerous setbacks and picture windows.

The lobby has been outfitted with concrete wall cladding similar to that of the facade. The contemporary space will also feature detailed stone slab flooring, hand-finished oak paneling, custom champagne and black anodized metal panels, and custom brass light fixtures.

The 23 residences will range from one- to three-bedrooms, some with private outdoor space.

Residents will have access to an amenities program that includes fitness center, children’s playroom, bicycle storage, laundry room, and a full-time attended lobby.

Classic beauty on the Upper West Side

DNA Development announced the launch of sales at 350 West 71st Street, a new boutique luxury condo on an Upper West Side cul-de-sac.

Designed by DXA Studio, the seven-story building offers 38 residences paired with prices starting below $2 million.

David L. Berger, Partner at DNA Development along with Alexander J.A. Sachs, hired DXA Studio, to combine two historic pre-war buildings, creating a new condominium with two- to four-bedroom homes, seven of which feature private outdoor space.

Custom-designed kitchens showcase white oak cabinets, honed marble countertops and backsplashes, integrated Miele appliances, and custom leather-wrapped hardware on refrigerator and pantry doors.

Amenities include a residents’ library with built in window seats and an integrated sound system; a fitness center featuring Peloton cycling equipment; a children’s playroom; and bicycle storage.

The roof terrace has lush landscaping and an entertaining space with a gas grill.

Jeffrey Stockwell, Sales Director with Stribling Marketing Associates, is leading the sales effort.

Pricing will begin at $1.725 million.

Compass launches first new development in Westchester

The Heathcote, Scarsdale’s most anticipated new upscale residential project, has hit the market.

The collection includes 14 luxury apartment homes range from $1,300,000 to $3,350,000. Each residence has been a private outdoor terrace, elevator access and two assigned indoor private parking spaces with the option for a third.

Homes range from one-to-three bedrooms and two penthouse apartments have expansive terraces with gas lines and can accommodate full outdoor kitchens.

The pet friendly building has a 24/7 concierge service, fitness center, private storage rooms and is located minutes from Scarsdale’s top schools, country clubs, great shops, dining and train to the city.

Compass is leading sales and marketing with a team headed by Scarsdale agent, Dawn Knief.

This is the first new development project for Compass since expanding in to Westchester area in February, 2018. It was brought to the firm by former Julia B. Fee broker Knief.

Terrace homes tricked out

The Lewis rental building at 411 West 35th Street teamed with furniture & home décor company Room & Board to unveil the building’s collection of terrace residences.

Now just over 70 percent leased, the build has 12 terrace residences. Room & Board outfitted a one bedroom featuring a living/dining layout, northern views, and a terrace that spans the length of the residence.

Douglas Elliman Development Marketing is the exclusive marketing and leasing agent for the building.

Positioned the intersection of Hudson Yards and Chelsea neighborhoods, The Lewis is a joint venture affiliate of Joy Construction and MADDD Equities.

With interiors designed by INC Architecture & Design, it has 186 modern studio, one and two bedroom residences.

Amenities include 24-hour doorman and concierge, a resident lounge and alcove lounges on each of the building’s 12 floors, landscaped terrace, cardio and weight training rooms, bicycle storage, and a rooftop terrace with sunbeds and dining area with grills.

VIA Lofts preparing to launch

Bijou Properties is counting down to the opening of VIA Lofts, a boutique collection of 10 condo homes located at 1401 Grand Street in Hoboken, NJ.

Initial occupancy for the condominium homes at VIA Lofts is expected in October, 2018.
