Film studio Lightbox-NY, America Works sign leases at landmark BankNote Building

JRT Realty Group has arranged a total of 26,064 s/f for Lightbox-NY, LLC and America Works of New York, Inc. on behalf of Madison Marquette’s BankNote Building at 890 Garrison Avenue in the Hunts Point section of the Bronx.

JRT Realty Group brokerage team led by president Greg Smith and executive managing director Ellen Israel represented the landlord, Lafayette Avenue LLC and owner, Madison Marquette in the transaction.

Lightbox-NY, a daylight film/photography studio and event space, renewed 11,500 s/f on the third floor of the Barretto Wing.

Stuart Romanoff, Amy Fox and Franklin Speyer of Cushman & Wakefield represented the tenant.

America Works, a job networking company, took a total of 14,564 s/f on two stories; 10,710 s/f on the fifth floor and 3,854 s/f on the sixth floor.

Brokerage team Alex Lubin and  Joshua R. Berger of Norman Bobrow & Co., Inc. represented the tenant, America Works of New York, Inc. in the transaction.

Presently at 92 percent occupancy, the BankNote Building’s tenant roster includes a variety of government, civic and private-sector, office, not-for-profit and arts organizations.

The four-building complex totals 405,000 s/f with a 178,800 s/f lot which includes private parking. The property recently completed an extensive capital improvement program, offers newly modernized and finished passenger and freight elevator cabs service to all floors in each building.

A site now fronting the property’s outdoor plaza is available for construction of a stand-alone building with separate parking that could provide food and retail services to the expanding BankNote community.
