Newmark Grubb Knight Frank (NGKF) secured a 7-year, 7,558 s/f lease for Schireson Associates at Five Bryant Park. NGKF’s Scott Gutnick, associate, and Aaron Maltz, associate director, represented the tenant in the transaction. Landlord Equity Office, an affiliate of Blackstone Group, was represented by NGKF’s Brian Waterman, vice chairman, Brent Ozarowski, executive managing director, Josh Gosin, managing director, and Alex Radmin, associate. Schireson Associates, a full-service market research consultancy specializing in high-tech data and analytics, is relocating from its current 3,886 s/f space at Three Columbus Circle to Five Bryant Park, where the firm will occupy the entire 33rd floor of the building.

The Kaufman Organization announced the following leases:
• Blue Ocean Brokerage signed a ten-year, 5,418 s/f lease for a fifth floor space at 19W24. The company was founded in New York City with subsidiaries in Omaha, Nebraska and Houston, Texas. Kaufman’s Michael Heaner and Elliot Warren represented landlord, 19 West 24th LLC in the transaction. Asking rent for the space was in the mid-$60’s for the transaction. Brian Feist and Larry Carroll of Cushman & Wakefield represented Blue Ocean Brokerage.
• The Juice Shop, a New York City based smoothie and juice bar, signed a five-year, 1,200 s/flease for office space at 450 Seventh Avenue. The chain is expanding and is opening its fifth and sixth retail locations in NYC. Kaufman’s Elliot Warren represented the tenant; Steve Kaufman, Barbara Raskob and Yvonne Chang represented the landlord, 450 7th Ave. Associates, LLC.
Print Research Group, a healthcare consulting firm recently signed a five-year, 7,689 s/f lease at 450 Seventh Avenue. Barbara Raskob represented the landlord.
• KBB Partners, an insurance services company signed on for a five-year, 2,134 s/f space at 450 Seventh. Barbara Raskob and Yvonne Chang secured the transaction on behalf of the landlord; Elissa Patterson of EJMB Commercial represented the tenant.
NEW JERSEY
Cushman & Wakefield has completed a 61,642-square-foot, 13-year office lease on behalf of the law firm of Norris McLaughlin & Marcus at 400 Crossing Boulevard in Bridgewater. The East Rutherford-based Cushman & Wakefield team of Robert Rudin, Vice Chairman-Director of Consulting; Marc Trevisan, Executive Vice President; and David DeMatteis, Director, represented the tenant. The property, owned by Piedmont Office Realty Trust, was represented in the transaction by Bill McCaffrey of Avison Young. Piedmont acquired the property in 2006 and had previously acquired the adjacent 200 Crossing Boulevard in 2003.

South Beach Swimsuits is setting up shop as a pop-up vendor at The Shoppes at Farmington Valley. In a new venture spearheaded by real estate development firm WS Development, Internet-based retailers now have the opportunity to test markets within the WS portfolio, operating as temporary pop-up vendors at one of the firm’s multi-use properties and lifestyle centers. Scott Dumas, Leasing Representative for The Shoppes made the announcement. The popup store ill be located in Suite 603 between current tenants Sephora and LOFT.
