LEASES: Curtiss-Wright renews in Farmingdale, Clarion Partners announces an occupancy


Hunt Corporate Services, Inc. announced that Curtiss-Wright Controls Integrated Sensing (Farmingdale, NY) has renewed their lease of 12,500 square feet of industrial space at 175 Central Avenue in Farmingdale, NY. David G. Hunt of Hunt represented the landlord, Anton-Cerrone Associates, in the transaction. Trent Smith of Mohr Partners (Dallas, TX) represented the tenant.
Curtiss-Wright Controls Integrated Sensing, a subsystem of Curtiss Wright Controls (NASDAQ), headquartered in Charlotte, NC, produces a wide range of sensors and subsystem solutions for aerospace, defense and industrial applications. More than 80 years ago, Curtiss-Wright was formed by the merger of companies founded by Glenn Curtiss, the father of naval aviation, and the Wright brothers, renowned for history’s first flight. These technological pioneers ushered in the era of aviation and their trailblazing spirit made history. Curtiss-Wright has changed dramatically over the past eight decades, and continues to transform itself to be at the forefront of the markets.


Clarion Partners, owner of 100-104 Fifth Avenue, on behalf of one of its commingled funds, announced that a 9,500-square-foot, pre-built full-floor space on the fifth floor of its destination office building is available for immediate occupancy.
Centrally located in Union Square, the tech and creative hub has become home to renowned companies like Adobe Systems, Knewton and Apple. The building also has another 9,500-square-foot full floor available for lease on the sixth floor that will be delivered in construction-ready condition, as well as a 5,373-square-foot boutique space on the 19th floor.
To showcase the modern and creative aesthetic of the available space, The Kaufman Organization (Kaufman), the exclusive leasing and managing agent for the property, created two renderings which are representative of the unit once completed and furnished.
The fifth floor space will feature all glass offices, conference rooms, dedicated breakout areas and a modern kitchen pantry with an island layout; the center of the office offers large desks perfectly suited for bench seating. The space, which also features a tenant-controlled air-conditioning system, can be leased with the sixth floor to create one dual-floor 19,000-square-foot office.
100-104 Fifth Avenue was certified Platinum by Wired NYC due to its position as one of the most tech-friendly buildings in New York City. The property features a bevy of superior tech amenities such as multiple telecommunications risers, which provide its tenants with access to unique sources of high-speed fiber or copper wiring and internet providers like Verizon, Time Warner Cable, TW Telecom, Abovenet, Broadview, Level and Windstream.
Additionally, the property’s common areas—the lobby, elevators and hallways—were upgraded to reflect the building’s evolution into the best-in-class tower in the area. 100-104 Fifth Avenue also boasts a new state-of-art video and access control security and new HVAC system.


Fast-casual sandwich franchise Jersey Mike’s Subs has leased 1,800 square feet at Galloping Hill Center, becoming the latest eatery to join the diverse dining component at this popular Union County retail destination. North Plainfield, N.J.-based Levin Management is exclusive leasing and managing agent for the 68,000-square-foot shopping center.
Levin’s leasing representative Marcia Minton negotiated the long-term lease. Gary Krauss of Winick Realty Group NJ served as the tenant’s broker in the transaction.
Started at the Jersey Shore in 1956, Jersey Mike’s has about 1,500 restaurants open and under development nationwide. The company was named the No. 1 fastest-growing chain in the Nation’s Restaurant News 2014 Top 100 and continues to win best sub awards in virtually every market it enters.
Located on heavily traveled Galloping Hill Road adjacent to Merck & Co.’s corporate headquarters, Galloping Hill Center serves a growing residential population of more than 570,000 people within a five-mile radius and a daytime population of 233,000 people within those same five miles. The marketplace offers an average household income of nearly $91,000 within one mile of the property, which boasts a daily traffic count exceeding 43,000 vehicles. Anchored by Seabra’s Supermarket, the center’s lineup of local and national tenants includes Memory Lane Hallmark, Weight Watchers, Manhattan Bagel, Walter Bauman Jewelers, Health Best Café and Koki Japanese Buffet along with typical neighborhood conveniences such as a dry cleaner and nail salon.
Three retail spaces, ranging in size from 3,000 to 7,600 square feet, remain available at Galloping Hill Center.

NAI James E. Hanson, a New Jersey-based commercial real estate firm, announced it has facilitated a long-term, full building lease agreement with KS Trading Corporation for the newly renovated 23,062-square-foot industrial building located at 495 Barell Avenue in Carlstadt, N.J. NAI Hanson Senior Vice Presidents, Thomas A. Vetter, SIOR and Jeffrey W. DeMagistris, SIOR, represented the landlord, Barell 495 SG, LLC in the transaction. William Lee, Vice President at Eastern International Realty, Inc. represented the tenant.
KS Trading Corporation is a New Jersey based manufacturer and marketer of men and boys casual clothing. The company will utilize the space to house and distribute its golf apparel line of clothing as it grows its distribution capabilities and services. The renovated facility offers three loading docks, good column spacing and 16’ ceilings. The landlord recently completed a number of improvements to the site including new entryway façade and landscaping, new bathrooms, new windows and energy efficient lights throughout the building.

Cardiovascular Consultants of North Jersey renewed and expanded by 1,400 square feet for a total of 4,239 square feet at Heights Plaza in Hasbrouck Heights. Located at 777 Terrace Ave., the Class A office property is owned and managed by Hackensack-based Alfred Sanzari Enterprises.
The transaction was negotiated in-house by Alfred Sanzari Enterprises. Dennis Gralla of Cresa NJ North/Central represented the tenant.
Heights Plaza offers 200,000 square feet of Class A office space on six floors. The building is located at the intersection of I-80, Route 17 and Route 46, just minutes away from the George Washington Bridge and in proximity to major highways including the New Jersey Turnpike and Garden State Parkway. Amenities include abundant covered parking, an on-site cafeteria, a security/concierge center and Manhattan skyline views. Heights Plaza is located across from the Hilton Hasbrouck Heights hotel and within two miles of Teterboro Airport.
Current space availabilities at Heights Plaza range from 2,500 square feet to 21,500 square feet.
