LEASES: Bank of America inks in White Plains, Urology Group on 51st

NEW YORK

Reckson, a Division of SL Green Realty Corp. announced the following:
•Bank of America, National Association, leased 6,849 s/f at 360 Hamilton Avenue in White Plains, NY. Steven Greenbush of CBRE represented the tenant, while the landlord was represented by Clark Briffel, vice president at Reckson.

Bandier, an athleisure retailer, recently signed its first office lease at 20 West 22nd Street.
Bandier will be moving into its 2,309-square-foot space on the 10th floor of 20 West 22nd Street this month. Asking rent was in the high $50s per square foot. The building, located in the Flatiron District between Fifth and Sixth Avenues, is fully-modernized and renovated, with dual attended lobbies, four recently upgraded elevators, new windows and LEED certification. John Brod and Charles Conwell of ABS Partners Real Estate represented Bandier in the transaction, while their colleagues at ABS, Jason Fein and Robert Finkelstein, represented the landlord, 20 West 22nd Street Associates.

Real Estate investment and management firm R.A. Cohen & Associates has inked a deal for 8,100 square feet at 250 Park Avenue between East 46th and East 47th Streets.
The company will move to the 19th floor of the 21-story building at the end of this year. Asking rents were in the $60s per square foot in the 15-year lease, which closed last week. Benjamin N. Blumenthal and Norman Bobrow of Norman Bobrow and Co. represented the tenant, while David Hoffman, Jr., Robert Billingsley and Whitnee Williams of DTZ represented the landlord, AEW Capital Management.
The firm will leave 60 West 42nd Street between Fifth Avenue and Avenue of the Americas, its office for the last 20 years, where the roughly 30 employees are currently in 5,200 square feet.
R.A. Cohen will join new neighbors such as Pernod Ricard, which moved into 82,000 square feet of the 543,292-square-foot building in October 2012. The Glenlivet producer’s space, which features a bar and exposed brick, is double the 40,000 square feet it occupied at 401 Park Avenue South between East 27th and East 28th Streets.

Hunt Corporate Services, Inc. announced that Transtar Industries, Inc. (Cleveland, OH) has renewed their lease of 15,410 square feet of space at 125 Newtown Road in Plainview. Hunt represented the landlord, Anton-Cerrone Associates, in the lease negotiations. David Godfrey of CBRE represented the tenant. Transtar Industries, Inc. headquartered in Cleveland, Ohio, is a worldwide distributor of a comprehensive line of Automatic and Standard Transmission Rebuilder Kits, Torque Converters, Electrical Products, Hard Parts, specialty tools and service items, and other driveline products.

Prime Manhattan Realty recently brokered a 15 year lease for the entire 8th floor of 7 West 51st Street for Total Urology of New York PLLC.
Total Urology of New York’s principal doctor Dr. Elizabeth Kavaler is a board-certified urologist and is one of only 500 practicing female urologists in the United States. She is considered one of the preeminent experts in female urological disorders. She holds appointments as Attending Urologist at both Lenox Hill Hospital and New York Presbyterian, Director of Urogynecology at Lenox Hill Hospital and Clinical Assistant Professor at Weill Cornell Medical College.
Stanley J. Piesh of Prime Manhattan Realty represented the interests of Dr. Elizabeth Kavaler, and Josh Augenbaum of Augenbaum Realty Corp. represented the landlord of 7 West 51st Street, New York, NY in the lease transaction.

NEW JERSEY

Colliers International has arranged a long-term, 9,200-square-foot lease for Ripen eCommerce at 21 Roszel Road, located in Roszel Square in Princeton, New Jersey. It is the second major new lease for at 21 Roszel Road which is Princeton’s newest office building.
The ecommerce agency — which crafts online retail platforms to give successful companies a notable web presence — is more than tripling the size of its office space, with plans to occupy the first floor of the three-story, 62,500-square-foot, Class-A office building in the fourth quarter of 2015.
Kevin Coleman, Director at Colliers International, who represented the tenant in the transaction. This is the third lease he has arranged on behalf of the tenant since 2009.
Located at the epicenter of the Princeton business corridor, the brand new property at Roszel Road provides easy access to Route 1 at Alexander Road and is immediately adjacent to the prestigious Carnegie Center office park. The property is in close proximity to the Hyatt Hotel, Princeton Junction train station and MarketFair.

Three new leases and one tenant renewal have brought 30,000 square feet in commitments to Rugby Realty’s 300 Lighting Way in Secaucus. Commercial real estate services firm Cushman & Wakefield serves as exclusive leasing agent for the 303,000-square-foot, Class A office property.
Curtis Foster and Jerry Shifrin, based in Cushman & Wakefield’s East Rutherford, New Jersey, office, lead the property’s leasing team and brokered the four long-term transactions. Among them:
Kapsch TrafficCom USA Inc., an intelligent transportation services firm, leased 13,000 square feet and will relocate a regional operation to 300 Lighting Way from neighboring East Rutherford, in an expansion move. Based in Austria, Kapsch maintains its North American headquarters in McLean, Virginia. Dan DePalma with JLL served as tenant broker.
Alliance Residential Company committed to 4,900 square feet and will establish a new office at the property. The Phoenix-based, privately owned, fully integrated real-estate operating company acquires, owns, develops and manages multifamily investment properties nationwide. Robert Norton from CBRE represented Alliance Residential in the transaction.
Ubiqus, a translation and interpretation services provider, leased 4,000 square feet at 300 Lighting Way. The location represents an expansion for the firm, which maintains an east coast headquarters in Manhattan. Robert Norton from CBRE served as tenant representative in this transaction as well.
Another tenant renewed its 8,500-square-foot lease at the property.
Cushman & Wakefield is marketing approximately 175,000 square feet on four contiguous floors at 300 Lighting Way. This includes branding opportunity through prominent exterior signage for a major tenant. The property also can accommodate requirements as small as 4,000 square feet.

DTZ, a global leader in commercial real estate services, announced today that Ripen eCommerce, an online retail consulting firm, has leased 9,291 square feet at Gottesman Real Estate Partners’ and Mountain Development Corporation’s Roszel Square in Princeton, NJ.
Milt Charbonneau, Senior Vice President of DTZ, represented the owners in the transaction and leads the leasing efforts for Roszel Square. Kevin Coleman, Director of Colliers International, represented the tenant.
Located at 21 Roszel Road, Roszel Square is one of the newest office buildings in the Princeton area and boasts Hill Wallack LLP, a prestigious law firm, as its anchor tenant. Phase one of the two-building complex is completed. Only one 5,252 square foot unit in the 62,500 square foot building remains available. The second building, 19 Roszel Road, is a 38,000 sf, ready-to-build pad adjacent to 21 Roszel Road.

The Partnership for Maternal and Child Health of Northern New Jersey has expanded its office space at 50 Union Ave., a signature Irvington, N.J., office tower. The Partnership occupies approximately 4,100 square feet at the newly renovated 40 and 50 Union Avenue Medical/Professional Office Campus. Eli Alper, Novus Equities’ leasing director, made the announcement.
