JLL announced that Orchard Yarn & Thread Company, Inc. has subleased approximately 13,000 square feet of office space at 125 Chubb Rd., a 278,456 square foot Class A office building in Lyndhurst, NJ.
The JLL leasing team representing the sublandlord comprised Frank D. Recine, executive managing
director, and Nicolas DeCotiis, associate vice president. The sublessor was represented by Tim Greiner,
executive managing director, David Stifelman, senior managing director, and Candy Brown, associate,
all with JLL. Orchard Yarn and Thread Company, Inc is expanding their operation and relocating from
Moonachie.
Owned by Alexander Property Holdings, 125 Chubb Rd. is a five-story office property built in 1984 and
situated within the Meadowlands Corporate Center. Recently renovated to elevate amenity offerings to
include a new food service and fitness center, the property has a full height glass atrium with glass
elevators and a travertine marble facade.
The building is home to multiple corporate tenants, who are drawn to its modern amenities and location
that provides easy access to Routes 3, 17 and the New Jersey Turnpike with New York City just minutes
away via the Lincoln Tunnel.
“As the pandemic continues to drive a change in work patterns, it has been a pleasure to work with two
companies ready to embrace the new normal with agility and an eye towards providing their employees
amenity-rich environments that serve as a central hub that inspires productivity and collaboration,” said
Recine.
The transaction comes as the supply of sublease space in the New Jersey office market continues to
recede after hitting a pandemic high of 6.8 million square feet last year. According to JLL’s 1Q Office
Insight report, declining COVID-19 infection rates are expected to encourage more companies to move
forward with their long-term workplace strategies in 2022. Heightened focus on employee wellness is
expected to lead to increased demand for office space located in newly constructed or renovated
buildings.
JLL is a leader in the New York tri-state commercial real estate market, with more than 2,600 of the most
