
The Hudson Companies Inc. announced the signing of a 10-year, 4,570 s/f lease with Ethel’s Club, a social and wellness club catering to people of color, at the Breeze, a newly renovated, 100,000 s/f creative class office building East Williamsburg.
Ben Waller of ABS Partners represented The Hudson Companies Inc. and Roy Abraham of WeWork Space Services represented Ethel’s Club.
The Breeze, at 315 Meserole Street, is located just a few blocks from Netflix’s recently announced new studio complex.
The East Williamsburg space is the company’s first location and will officially open in November.
The first-of-its kind ground floor space will provide important opportunities for its members to connect, grow and learn with like-minded people.
“Our goal is to tackle the lack of diversity and inclusion in similar social clubs and third spaces by centering and celebrating the needs of members of color,” said Naj Austin, founder and CEO of Ethel’s Club.
“We’ve incorporated amazing amenities like a podcast recording studio, quiet workspaces, and on-site therapy consultations alongside intersectional programming that includes artist performances, gallery shows, wellness group sessions and more.”

In addition to offering a range of cultural programming, the location will also house a cafe and boutique stocked with brands founded by people of color.
Ethel’s move to The Breeze follows Hudson’s signing of a 6,000 s/f rooftop bar and restaurant deal with the team behind the Lavender Lake bar and restaurant in Gowanus.
The event space in the building’s newly constructed fourth-floor penthouse will include a 2,000 s/f glass structure and a 4,000 s/f landscaped terrace with covered areas for outdoor seating and lighting.
Hudson also recently signed leases with Latin fusion restaurant Aura Cocina and Native Bread and Pastry.
