GEORGE COMFORT & SONS INKS NEARLY 32,000 SQUARE FEET OF DEALS AT 44 WALL STREET

George Comfort & Sons, on behalf of the 44 Wall Street ownership, announced today that lease agreements totaling nearly 32,000 square feet have been signed with both existing and new tenants at the boutique Downtown tower.  All companies are expected to take occupancy by the end of this year.

In the largest of the transactions, Joan Creative has signed a 10-year lease for 17,000 square feet, encompassing the entire 12th floor.  The full-service advertising agency, a tenant at 44 Wall since 2018, is relocating to space that features three sides of light, and expanding from its current 10,000 square feet within the building.

In other activity at the property, recruiting software firm JobDiva is moving from the 16th floor to 6,600 square feet on the 4th floor and extending its lease for another 5 years. T-REX, a leader in enterprise technology for structured, project and private credit finance, will take 3,300 square feet on the 9th floor in an expanded agreement.  Also on the 9th floor at the building, new tenants Robert Elliot Leslie Architecture and the non-profit Parliamentarians for Global Action finalized deals for 2,700 and 2,300 square feet, respectively.

“We are pleased to continue our relationships with Joan Creative, JobDiva and T-REX and to welcome Robert Elliot Leslie Architecture and Parliamentarians for Global Action to our esteemed tenant roster at 44 Wall Street,” said George Comfort & Sons President and CEO Peter S. Duncan.  “The property’s excellent location as well as its clean, classic lobby and great natural light continue to attract the city’s top firms, and we were glad to offer the quality and flexibility these companies were seeking.”

Full floors of contiguous space ranging from 12,500 to 17,000 square feet are available for lease at the tower, along with partial-floor prebuilt suites, starting at 2,500 square feet. Asking rents in the building range from $54 psf to $60 psf.

George Comfort & Sons, Inc. operates 44 Wall Street on behalf of Dallas-based Gaedeke Group, a privately owned commercial real estate investment firm, which acquired the property in March of 2020.  The 350,000-square-foot historic building, which is strategically located at the intersection of Wall and William Streets in one of New York’s most accessible and well-connected areas, illustrates the recent and ongoing transformation of Downtown Manhattan into a center of technology and creativity.

In response to the pandemic, George Comfort & Sons has taken numerous steps to mitigate the spread of Covid-19 including electrostatic spraying, boosting on-site cleaning staff, implementing additional air filtration measures, updating air purification filters and increasing elevator sterilization.  The tower’s UV elevator units are designed to use a special UV light to kill up to 99.96 percent of bacteria, viruses, and molds.

Joan Creative was represented by C.J. Heitner and Matt Shreiner of Newmark.  JobDiva was represented by John Thompson of George Comfort & Sons.  T-REX was represented by Ken Biberaj and Chris Foerch of Savills.  Robert Elliot Leslie Architecture was represented by Peter Kerans and David Mosler of Cushman & Wakefield.  Parliamentarians for Global Action was represented by Travis Wilson of Newmark.  Ownership was represented in-house in all transactions by George Comfort & Sons’ Mr. Duncan, Matt Coudert and Alexander Bermingham.
