FEATURED DEAL: The price was right

Phil Amoss at City Connections Realty credits accurate pricing for moving a “flawlessly renovatedˮ Chelsea apartment in just 28 days.

He asked $2.65 million for the two bedroom, 2-bath loft in a boutique live/work building at 124 West 18th Street.

“It’s a very unique, beautifully finished space with tons of character that the owner put a lot of work into improving, like exposing the 1890s wood beams,ˮ said Amoss, who received several offers after his first open house, including one higher than the winning bid.

Amoss explained that the seller wanted to sell furniture and artwork that was not included in the price of the apartment. “Accepting the offer from the buyer who wanted some of those things was better than accepting the buyer who didn’t want anything,ˮ he said. “It just made things a lot easier for both parties.ˮ

A Brit’ living in the West Village paid $2.62 million for the apartment, which has a keyed elevator, multi-zone AC, washer/dryer, and private storage unit.

According to Amoss, “By pricing it correctly and generating more interest, we received more offers and gained more negotiating leverage.ˮ
