The Moinian Group today announced the selection of Avison Young as the exclusive office leasing agent for 3 Hudson Boulevard, a new 1.8 million-square-foot, state-of-the-art building that will be developed in the Hudson Yards district.
The 65-story tower, designed by FXFOWLE, is situated at the intersection of West 34th Street and 11th Avenue, directly across from the Javits Convention Center. It will provide access via an adjacent pavilion to the future 7 Line Extension Subway Station, scheduled to open in 2014.
Additionally, the building will be within walking distance of major transportation hubs at Penn Station and the new Moynihan Station, as well as the Port Authority Bus Terminal.
The building will be developed to exceed LEED-Platinum certification requirements, incorporating the latest in energy efficiency and resource-conservation technology to produce a healthier, more sustainable office environment. Tenants will also benefit from having direct access to the future Hudson Boulevard Park, a pedestrian-friendly, four-acre network of tree-lined parks and open space that will be created immediately to the north of the building.
Due to the building’s location, 3 Hudson Boulevard will offer exterior tenant branding opportunities that will be enhanced by the use of LED lighting at the base and top of the tower. The lighting installation will also be used to display public art.

The Avison Young team leading the assignment includes Mirante, Principal and Tri-State President; Michael Gottlieb, Principal; and Anthony LoPresti, a Senior Vice-President in the New York City office. Avison Young Principal Elliot Baum is managing the marketing and creative campaign for the building.

Designed to be more than 1,000 feet tall, 3 Hudson Boulevard will help shape the Manhattan skyline to the west and is poised to be one of the tallest buildings in New York City upon completion. Large windows on all of the tower’s office floors will allow for spectacular views of the Hudson River, the High Line and the Hudson Yards district, as well as the Tappan Zee and Verrazano-Narrows bridges from the upper floors. Class A office space on floors nine through 45 of the tower will be column-free, offering 14-foot slab-to-slab ceiling heights.
The tower has been conceived to achieve the highest levels of environmental performance in conserving energy, reducing water consumption and improving indoor air quality. The building will feature a curtain wall comprising spectrally selective glass that enhances environmental performance and will be adorned with an array of integrated photovoltaic sunshades.
Each of the building’s terraces will be accented by sky gardens with planted green roofs that contribute to improved storm-water management and reduce heat gain.

With construction expected to commence in 2014, the building is planned to receive tenants starting in 2016.
