Ashforth Honored with BOMA’s Property Management Team of the Year Award

Albert B. Ashforth, Inc. was honored with the Building Owners and Managers Association (BOMA) Westchester’s Property Management Team of the Year award for 400 Columbus Avenue, in Valhalla, NY. Ashforth’s team was recognized at BOMA’s 31st annual Hall of Honor Dinner on May 11th.

400 Columbus Avenue is an iconic, premier office building in Valhalla, NY. Built in 1970, the three-story, 145,805 square foot office building is located in a beautiful idyllic setting with a courtyard and gardens. Building amenities include a fitness center, full-service cafeteria, conference center, daycare, and abundant parking.

Ashforth has managed the property since 2007. “We’re proud to be honored with this award. For over 15 years, our experienced, full-time, management team has successfully created real estate value for 400 Columbus Avenue by managing expenses, providing a clean, comfortable, attractive work environment, and maintaining highly responsive customer service,” said David Marks, Senior Vice President & Director of Operations for Albert B. Ashforth, Inc. Since taking on the assignment, Ashforth has overseen more than $12 million in capital and tenant improvements in the multi-tenanted office building including lobby and common area renovations, new LED lighting, restroom modernizations, and HVAC upgrades.

Ashforth’s unique tenant services and retention program includes quality building services, highly responsive and regular communications, and tenant appreciation events, all designed to provide a productive environment and create a sense of community at 400 Columbus Avenue. “Our team’s unparalleled operating expertise, customer service, and collaborative problem solving has led to consistent tenant satisfaction and significantly helped 400 Columbus Avenue increase occupancy from 49% in 2016 to 80% in 2023 with 25 tenants,” said Marks.

The building owner is 400 Columbus, LLC (Guardian Life Insurance Co.).
