Swig Equities leases 33,000 s/f at its downtown office tower

Swig Equities has leased 33,000 s/f of space at its 48 Wall Street office tower in the Financial District.

The firm’s affiliate brokerage, Helmsley Spear announced that Addison Design Company, a tenant at 48 Wall Street for over 20 years, restructured and renewed its lease for 28,998 s/f on the entire 8th and 9th floors through 2031, with options to renew beyond that date.

Ressler Inc., another long-term tenant of the building, has reconfigured its space  and will relocate from the 26th floor to 3,950 s/f on the  31st floor under a new ten-year lease.

Kent M. Swig, President, Helmsley Spear, said, “At the beginning of 2021 Helmsley Spear took over the leasing and property management of 48 Wall Street, and has been actively working with both prospective tenants and long term renewing occupants of the building.

“The two most recent  transactions evidence the high quality of tenant leasing transactions  that Helmsley Spear has demonstrated.”

The Helmsley Spear leasing team of Andrew G. Simon, Executive Vice President, James Emden, Vice Chairman, Randy Sherman, Executive Managing Director and Kent M. Swig, President, represented 48 Wall Street ownership for both transactions.

William Weisner of Tarter Krinsky & Drogin has acted as outside counsel for ownership on all transactions.
