SJM Partners files plans for storage facility at 607 West 47th in Hell’s Kitchen

Development firm SJM Partners has filed plans to build a six-story storage facility at 607 West 47th Street in Hell’s Kitchen.

According to a permit application filed with the Department of Buildings, the planned 36,082 s/f property will have office and retail space on the ground floor and storage space on all the other floors. The building will sit on a 7,532 s/f lot that’s 75 feet wide.

The planned facility will replace a two-story structure that once housed a car repair shop. The site is located between 11th and 12th Avenue, near the Auto Row area, which stretches from 43rd to 57th Street. In 2015, BNF Realty, the previous owner of the property, filed plans to build a six-story, 37,620 s/f automotive manufacturing facility at the site.

SJM bought the building earlier this year for $18.5 million. The company operates self-storage facilities such as Miami City Self-Storage in Coconut Grove, Florida and Taylor Street Self-Storage in Vienna, Virginia. In 2011, the firm was hired by the Port Authority to redevelop the George Washington Bridge Bus Station in Upper Manhattan.

Butz Wilbern is the architect of record for the project. If approved as proposed, the building will be 74 feet tall.
