Repositioning plan tempts Mazars into 90,000 s/f renewal

George Comfort & Sons is in the midst of a repositioning of 135 West 50th Street

George Comfort & Sons, Inc. announced today that it has finalized a new 16-year lease with Mazars USA LLP to build new offices at 135 West 50th Street, its 925,000 s/f Midtown tower.

Mazars, which specializes in audit, tax, consulting, accounting and advisory services, will maintain its U.S. headquarters across 90,000 s/f at 135 West 50th Street.

The firm will occupy a portion of the 16th floor and the entire 17th, 18th and 19th floors, as well as have exclusive use of private terraces on the 18th floor, beginning in the first quarter of 2020.

Working with architecture and design firm Gensler, George Comfort & Sons is in the midst of a repositioning of 135 West 50th Street to reinvigorate the tower for today’s urban environment.

Improvements include the reimagining of the lobbies and entrances with an open and airy design, installation of double pane windows, transformation of retail spaces and storefronts, and construction of a brand new tenant amenity center.

“When Mazars USA learned about our plans for 135 West 50th Street, particularly the amenity center and its extensive offerings, they were eager to recommit to the tower and we are pleased to extend our relationship with the firm,” said George Comfort & Sons President and CEO Peter S. Duncan.

“The response we’ve received from current and prospective tenants to our repositioning program has been overwhelmingly positive and we look forward to providing an enhanced office environment at 135 West 50th Street.”

Duncan, Matt Coudert, Andrew Conrad and Alexander Bermingham represented George Comfort & Sons in-house, while Deborah van der Heyden and Paul Ferraro of JLL represented Mazars USA.

As part of the repositioning program, George Comfort & Sons is constructing a 20,000 s/f tenant amenity center on the second floor of the tower.

The expansive space will include a multipurpose room that can host events for up to 200 guests, collaborative workspaces and executive conference rooms, lounge
areas with comfortable seating and an indoor/outdoor terrace overlooking West 50th Street.

In addition, ownership is introducing a wellness program at the tower, which will provide tenants access to a variety of offering such as yoga classes, meditation areas and stationary bikes.

Located in the heart of Midtown, 135 West 50th Street sits at the epicenter of New York’s prominent corporate headquarters neighborhood along the Sixth Avenue corridor.

It is easily accessed by major subway lines and some of the city’s most iconic destinations, like Central Park and Rockefeller Center, are just a short walk away.

Notable tenants include Mizuho Trust and Banking Co. (USA), Volunteers of America, and Jewish Board of Family and Children’s Services, Inc.

Just weeks ago, George Comfort & Sons announced that Urbanspace, the team behind some of New York City’s most popular markets, would be opening a new through block food hall on the ground floor of the tower in 2020.
