Polsinelli marketing development site next to Amazon warehouse

A two-acre development site next to a planned 200,000 s/f Amazon warehouse in Syosset is being offered for sale.

Adelaide Polsinelli, vice chairman of Compass, has been hired to sell the industrial property located at 70 Gordon Drive, in Syosset, New York.

“With all the attention being drawn to Amazon’s plan for the nearby Cerro Wire site, this property offers smaller investors an opportunity to get in the game,” said Polsinelli.

The Town of Oyster Bay recently approved a plan by Cerro Wire property owner Syosset Park Development to build a 200,000 s/f warehouse property to be rented by Amazon.

70 Gordon Drive is a 36,000 s/f industrial warehouse building situated in close proximity to the Long Island Expressway, Long island Railroad, and Jericho Turnpike.

The Building is currently occupied by three tenants who are all under short-term leases. With ceiling heights soaring as high as 30, the property offers a potential user the ability to accommodate storage and fulfillment needs.  There is also parking for 60 cars as well as loading docks.

“Historically, this area was best known for its concentration of storage and warehouse tenants,” noted Polsinelli.  “With the retail and sales landscape evolving, I am now seeing owner users stepping up as buyers to purchase real estate for their own businesses.
