NY Times selling Queens industrial site

Cushman & Wakefield has been retained on an exclusive basis to arrange for the sale of 25-70 Whitestone Expressway, an approximately 3.5-acre commercial development opportunity in College Point, Queens.

A Cushman & Wakefield team of Stephen R. Preuss, Kevin Louie, Andreas Efthymiou and Charlie Dupont will be marketing the site on behalf of the seller, The New York Times.

“This scale of industrial vacant land alongside an expressway just minutes to LaGuardia Airport is a truly rare opportunity,” said Stephen R. Preuss. “Not only is the site next to the iconic New York Times building, but it also offers strong accessibility and traffic exposure to more than 138,000 vehicles that pass by daily.”

25-70 Whitestone Expressway is currently attached to the New York Times’ printing and distribution facility, situated at the southern portion of the lot at the Whitestone Expressway / Linden Place intersection, and will be delivered subdivided from the original lot. The property sits within the M1-1 zoning district, allowing for the construction of office, industrial, storage, retail, hotel, medical and community facilities.

The site allows for 148,104 buildable square feet as of right and a maximum 355,450 buildable square feet with the community facility bonus. The opportunity offers more than 800 feet of frontage on Whitestone Expressway, allowing for strong traffic exposure to more than 138,000 vehicles passing daily.

The site is located minutes from Downtown Flushing, LaGuardia Airport and multiple major highways and bridges.
