Kilroy Realty Corporation has completed construction of the new Netflix Hollywood campus.
The developer cerebrated with a 25-minute virtual program showcasing the 3.5-acre Netflix on Vine campus where 100,000 s/f of workplace and production space is leased to the media giant.
The site also includes Jardine, a luxury residential tower, which is wrapping up construction and is slated for preleasing in 1Q2021.
The project is targeting LEED Gold certification by the U.S. Green Building Council and was designed by architect Joey Shimoda FAIA, principal of Shimoda Design Group.
Netflix has been incrementally growing its presence in Los Angeles. Genoveva Carmona, the company’s senior manager of Global Workplace Design, said, “Netflix On Vine offers something that we don’t have at any other property. It will have more of a campus feel—the indoor-outdoor quality where anyone can sit and work, have a meeting, event or a party. In that sense, it’s very versatile.”
The campus includes a 260-seat theater, which will primarily be used by Netflix’s marketing, events and publicity teams, and for the first time within its portfolio, Netflix will also have a full-service kitchen.
The virtual opening featured the unveiling one of Hollywood’s largest pieces of public art, titled SPECTRUM. The five-story tall work is made up of 39,000 powder coated stainless steel sequins. It was created by artist Maggie West, who collaborated with Jeremy Kirsch of SparkleMasters to create the massive portrait that is brought to life by the power of wind and sun.
“The public art was instrumental in the masterplan of the property from the very beginning, and in this case the architecture and the art become one,” said architect, Shimoda.
“Given the sheer size of On Vine, we wanted to make sure that we were creating a space that pulled energy right into the heart of the project, rather than simply construct buildings that would block off the street.”
With tenant buildout currently ongoing, the complex is expected to be open within the first half of 2021.
