Nelson Management Group and L+M Development Partners unveiled new renderings developed by ORE Design + Technology, who has been tapped for their planned makeover at 275 South Street.
The 19-story, 256-unit mixed-income property in the Two Bridges neighborhood on the Lower East Side offers residents spacious layouts and communal outdoor space.
The property’s full-scale makeover is being undertaken by Nelson Management Group, through its investment arm Global One Investments led by principals Robert Nelson and Michael Gerstein, and L+M Development Partners.
This partnership has also preserved long-term middle-income affordability for 50 percent of the units.

The overhaul of 275 South by ORE Design + Technology with renderings by Three Marks includes a rooftop deck, renovated exterior and new amenity spaces.
275 South’s all new rooftop deck will overlook the East River with expansive views of Downtown Brooklyn and the Manhattan and Brooklyn Bridges. Rooftop forest, light wood planking, and greenery will emulate the look and feel of the High Line. For the first time, residents will be able to access the roof and enjoy the stunning views.
The renovated exterior highlights the unique look of 275 South’s balconies and includes a special light feature that can be viewed from the FDR Drive, DUMBO and Brooklyn Bridge Park. New amenity spaces including ground floor community lounge with a chef’s kitchen as well as an expanded state-of-the-art fitness center, both of which will have floor-to-ceiling windows to provide ample natural light.
ORE Design’s prior work includes DeKalb Market, an open-air gathering space, and market built from 86 salvaged shipping containers on a stalled development site in Downtown Brooklyn. Riverpark Farm is a 15,000 s/f urban rooftop farm, which provides the Tom Colicchio restaurant with fresh produce and was an Architizer A+ Popular Choice Winner in 2015.
