LEASES: Okada & Company announced a 5,654 s/f lease at 541 West 25th Street

SAM STEIN

The Kaufman Organization announced that Marley Spoon, a global meal delivery service that partners with celebrity chef Martha Stewart, has signed a 7,583 s/f seven-year lease at 519 Eighth Avenue. The firm will utilize half of the 19th floor for its marketing and sales operations. Sam Stein, Vice President of Kaufman, represented the landlord in-house while Sami Akleh and Christina Combias of Voro NYC represented the tenant in the transaction. Asking rent was $48 psf. Founded in 2014 by Fabian Siegel and Till Neatby, Marley Spoon creates nutritious and high-quality meal kits featuring the award-winning recipes of Martha Stewart.

Okada & Company announced a 5,654 s/f lease at 541 West 25th Street in West Chelsea. Ken Lerner represented the tenant,, LAVAN 541, an event company that hosts fashion presentations, corporate conferences, production launches, social and non profit photo and film shoots and pop up activations. Harrison Abramowitz of NKF represented the landlord, L&L Holdings. The asking price for rent was $95 psf.

T. Weiss Realty Corp. announced that First Heritage Insurance Agency Inc., has leased 7,578 s/f of office space in Melville and will relocate from Downtown Huntington. First Heritage will take occupancy Jan. 1 at 324 South Service Rd., also known as Melville Corporate Center III. First Heritage will triple the size of its current footprint in downtown Huntington. Craig Weiss represented the landlord in the transaction. Robert Hirschfeld of Hunt Corporate Services Inc. represented First Heritage.

Tri State Commercial Realty arranged a new 10-year, 8,659 s/f lease for Metro Vein Centers, comprising the ground and second floors at 169 Graham Avenue in Williamsburg, Brooklyn. This will be the company’s first office in the Brooklyn market. Avi Akiva and Jacob Twena represented the landlord, All Year Management. The tenant was represented by Leslie Meril of Transwestern. Metro Vein Centers is located in five states and has New York loffices in Queens, the Bronx, Westchester and Manhattan.

NEW JERSEY

RONALD FOTIU

NAI James E. Hanson negotiated a lease for 3,900 s/f of retail space at 28-46 South Dean Street in Englewood. Ronald Fotiu and Anthony Cassano represented the landlord, JPM 2006 – LDP8 24-42S. Dean St., in the transaction with the tenant, TS (Tiger Schulmann) of Englewood, INC. 28-46 South Dean Street is a two-story 41,000 s/f mixed-use building with flexible configurations ranging from 2,506 to 9,896 s/f. Anchored by New York Sports Club, which occupies 20,500 ss/fon the second floor, the building also has an attached 435-space indoor parking garage.

Basser Kaufman announced a new 2,380 s/f lease with Profile by Sanford at Marlboro Plaza, Marlboro, NJ. The 303,503 s/f shopping center recently underwent an extensive renovation, including a new façade, elaborate landscaping, and updated parking area. Robert Goldfeder, Director of Leasing for Basser Kaufman, made the announcement. Profile by Sanford was represented by Marc Shein.

Levin Management Corporation (LMC) has announced two new tenant commitments totaling 10,000 s/f at Twin City Shopping Center in Jersey City. Hook & Reel Cajun Seafood and Bar and Apple Nail Salon have leased 8,350 s/f and 1,650 s/f, respectively. LMC serves as exclusive leasing and managing agent for the 95,000 s/f shopping center located at the Jersey City-Bayonne border at the intersection of Garfield Avenue/Broadway and 53rd Street. LMC Leasing Representative E.J. Moawad arranged both leases.

Cushman & Wakefield announced that three new tenants have taken space at Chopp Holdings’ 201 Littleton Road in Morris Plains. Brian Decillis and Kelsey Nakamura are the leasing agents for the 89,000 s/f boutique office building:

• MFXchange US, Inc., which provides hosted IT applications and outsourcing solutions for the property and casualty insurance industry, leased 5,452 s/f. Remy deVarenne from CBRE served as tenant representative in the headquarters move from Bridgewater, N.J.

• Technology solutions firm TeamLogic IT leased 2,075 s/f at the property. The national organization is relocating locally from Campus Drive in Parsippany, N.J.

• McKirdy Riskin Olson & Dellapelle P.C. leased 4,986 s/f. The law firm is relocating to 201 Littleton Road from downtown Morristown and was represented by Raymond Trevisan from Cushman & Wakefield.

CONNECTICUT

JON ANGEL

Arcade Specialties LLC, a game and prop rental company, is relocating to Stratford, CT, announced Jon Angel, of Angel Commercial. The company is relocating from 955 Connecticut Avenue in Bridgeport to 40 Mead Street in Stratford, subleasing the entire 9,120 s/f industrial building. Situated on 0.46 acres, the property has two 10 by 10 ft. drive-in doors. Jon Angel represented the subtenant. Hodson Realty represented the tenant.

JOHN HANNIGAN

• An 8,200 s/f headquarters renewal for Keep America Beautiful at 1010 Washington Blvd. in Stamford. John Hannigan and Adam Cognetta represented the tenant. The landlord was represented in house by Larry Kwiat, SVP of Leasing, at SL Green Realty Corp.

• A 3,875 s/f renewal for Carta, McAlister & Moore at 1120 Boston Post Road in Darien. Adam Cognetta and John Hannigan represented the tenant. Negotiations were handled in house by the landlord, The Deluca Construction Co.

Philip Gagnon, partner at Colliers International in Hartford, has leased two office suites at 936 Silas Deane Highway. Pedia Flex, LLC will occupy 1,751 s/f and Advanced Therapy Solutions has signed for 2,900 s/f. Gagnon procured the tenants and was the listing agent for both transactions. 4,800 s/f remains available on the third floor.
