ABS Partners Real Estate announced that School of Rock, a creative and popular music school, has signed a new 3,500 s/f lease at 300 Graham Avenue, a 25-unit condominium building located in Brooklyn. Owned by Gloveman LLC, 300 Graham Avenue is located on the northeast corner of Powers Street. ABS Partners Ben Waller represented the ownership in the transaction, while Harry Safter of Jonathan Barry Associates acted on behalf of the tenant. Founded in 1998 in Philadelphia, PA and currently headquartered in Canton, MA, School of Rock is the world’s largest multi-location music school.
ATCO Properties & Management announced that public relations agency LaunchSquad has signed a six-year lease at 373 Park Avenue South. The firm’s new lease encompasses 8,732 s/f across a portion of the building’s 4th floor. LaunchSquad is expected to move from its current 121 East 24th Street location to 373 Park Avenue South in July 2020. Launchsquad was represented by John Lizzul of Newmark Knight Frank, while Peter Goldich, William Carr and John Cinosky of ATCO Brokerage Services represented building ownership in-house. Asking rents were $56 psf.
Hunt Corporate Services, Inc. announced that CHIPS Computer Consulting has renewed their lease of 10,000 s/f at 5 Aerial Way, Syosset. David G. Hunt represented the landlord, Anton Cerrone Associates. Harris Rousso of Real Estate Strategies, Ltd represented the tenant in the negotiations. The building at 5 Aerial Way is a 60,000 s/f industrial flex building located immediately off the Long Island Expressway in Syosset, New York. Part of a portfolio of over 700,000 s/f, it is currently fully leased. Hunt is the exclusive leasing agent for Anton Cerrone.
Colliers International Group Inc. represented the law firm Fleischman Bonner & Rocco LLP in its lease of new offices at 81 Main Street, White Plains, NY. Colliers secured roughly 2,400 s/f for the law firm on the 5th floor of 81 Main Street, which is a 125,000 s/f Class A office property located in downtown White Plains. The location offers on-site parking and features a newly renovated lobby and new café . A Colliers International team of Senior Managing Director Bob Miller and Client Services Coordinator Tim Johnson represented the tenant and Patti Valenti, Principal at Newmark Knight Frank, represented the landlord.
Fosun Hive Holdings has announced that Direct Energy, a North American retailer of energy and energy services and a division of Centrica, has leased 6,327 s/f of space on the 9th floor of 28 Liberty. Thomas Costanzo, managing director of leasing for Fosun, represented the property owner in the transaction. Also representing the owner were Peter Riguardi, Chairman and President of New York Operations; Mitchell Konsker, Vice Chairman; John Wheeler, Michael Berman and Daniel Turkewitz, Managing Directors; and Eliza Akers, Vice President, all with JLL. Nathan Katz, Commercial Real Estate Advisor, with CBRE represented Direct Energy.
Newmark Knight Frank (NKF) has completed four leases at 115 East Putnam Avenue and 600 Summer Street in Greenwich and Stamford, respectively. NKF’s Managing Director Christian Bangert, Director Sam Chambers and Executive Managing Director Cory Gubner represented the landlords for both properties, covering 136,320 s/f of space across the two buildings.
• The NKF team represented local landlord, Putnam Properties in the leasing of its 35,000 s/f building at 115 East Putnam Avenue in Greenwich, CT to new tenants SunEnergy1 and CSP Partners. The boutique brick building is located just three blocks east of the top of Greenwich Avenue and offers professional offices as well as ground floor retail space. SunEnergy1, based in Mooresville, NC and known for creating affordable, low-risk solar power, will be opening a 5,120 s/f new office at 115 East Putnam Avenue. CSP Partners, together with three associates, leased a total of 5,000 s/f of office space. With these new leases, the building is now fully occupied.
• NKF also represented owner New England Investment Partners as the exclusive leasing agent for 600 Summer Street in Stamford, CT a 101,320 s/f office building, securing transactions with tenants ASL Capital Market and Job Target, LLC. The office building recently underwent a multi-million-dollar renovation. Financial services firm ASL Capital Market expanded and extended its lease at 600 Summer Street, from their existing 3,000 s/f space into a larger space totaling 5,104 s/f. National job recruitment company JobTarget, LLC also grew its operations and expanded its office space w by an additional 3,350 s/f to occupy a total of 9,818 s/f.
