Leases: CBRE arranges tech company relocation, Thor secures Atlantic Ave spot for nonprofit

NEW YORK

CBRE announced that Fluid, a division of Astound Media Corporation that provides ecommerce web design and visual merchandising for retailers, signed a nearly 6,000 s/f lease to relocate its New York office to Downtown Manhattan from Midtown South. The company will occupy 5,851 s/f of space across the entire 33rd floor of 30 Broad Street, a 47-story office building directly across from the New York Stock Exchange. Fluid will relocate from 625 Broadway during the fourth quarter of 2018. CBRE’s Paul Walker and Ramsey Feher represented Fluid in the transaction, while David Malawer, Dan Appel, Andy Perez and Hal Stein of NKF represented the landlord, Tribeca Associates.

Thor Equities Group has leased 2,800 s/f of retail space at 535 Atlantic Avenue in Boerum Hill to Women With Voices. The nonprofit provides a “platform of support, guidance and resources for all women from all walks of life,” according to its website. Thor Equities owns 525-541 Atlantic Avenue, a group of nine renovated, 19th century brick residential and retail buildings located within walking distance to Barclays Center, Atlantic Terminal, and the Brooklyn Academy of Music. Additional retail tenants at 525-541 Atlantic Avenue include Nunu Chocolates, St. Gambrinus Beer Shoppe, Midtown Florist, the United States Postal Service, and YokeyPokey VR Club.

NEW JERSEY

JLL has completed a new transaction for Andalex at 940 Sylvan Avenue, located within the Sylvan Corporate Center in Englewood Cliffs, N.J., with OwnBackup Ltd. The cloud-based data backup and restore provider signed a lease for approximately 30,000 s/f of office space at the Class A office building. Sylvan Corporate Center is represented by Frank D. Recine, executive managing director, and Nicolas DeCotiis, associate, both with JLL. OwnBackup was represented by Jason Fray, senior managing director; and Harlan Hollander, senior vice president, both with Savills Studley. OwnBackup completed an 11-year lease for 30,000 square feet of office space and will occupy the entire 1st floor at 940 Sylvan Avenue, which is located near the intersection of Sage Road and Sylvan Avenue/Route 9W, in Englewood Cliffs.

NAI James E. Hanson brokered a long-term lease for 8,000 s/f of office space with Wainscot Media at One Maynard Drive, a 139,000 s/f Class-A office building in Park Ridge, N.J. NAI James E. Hanson’s Andrew Somple, SIOR, Judy Troiano, CCIM, CIPS, and Justin Allessio represented the landlord, Sartek, in the transaction. One Maynard Drive is a three-story, Class-A office building located in the Upper Parkway submarket that features a mix of businesses, restaurants, shops, hotels, and daycare centers. The amenity-rich building features a modern glass atrium, a full-service cafeteria with Wi-Fi service and seating on two floors, 750 Kw back-up generator, as well as on-site ownership, property management and day porter.

Cushman & Wakefield announced the following leases:
• Edenbridge Pharmaceuticals leased 18,500 s/f at The Offices at Fox Hill. The 250,000 s/f Class A property — located at 169 Lackawanna Ave. in Parsippany — had the features, flexibility and amenities necessary to accommodate Edenbridge’s office and pharmaceutical space. Edenbridge Pharmaceuticals was represented by an Avison Young team of Thomas V. Giannone, Ronald J. Ganter and Edward M. English. Jr. William O’Keefe led Cushman & Wakefield’s Morristown-based leasing team, assisted by Raymond Trevisan, Charles Parmelli, and Jackie Madden.
• Four leases were signed at RiverView Office Center located minutes from the Bergen County Courthouse in Hackensack, NJ. William O’Keefe, Raymond Trevisan and Christian Politan of Cushman & Wakefield serve as the exclusive leasing agents for the 225,000 s/f Class A office complex. The new tenants include the law firms of Cottrell Solensky, P.A., and Gallo Vitucci Klar LLP. In addition, Cushman & Wakefield also announced the renewals of the civil litigation firm of Goldman, Davis & Gutfleish and Plaza 207, which hosts a suite of offices for local attorneys. Owned by Normandy Real Estate Partners, RiverView offers its tenants a two-story atrium with Hackensack River Gallery.
