Lee & Associates NYC arranged a 5-year, 4,455 s/f lease on the 15th floor at 183 Madison Avenue, between 33rd and 34th Streets, for the office of ZwillGen PLLC, a legal practice known for counseling leading Internet and tech companies. Dennis Someck, Justin Myers and Alex Pisacane represented the tenant, who is relocating from 232 Madison Avenue. APF Properties purchased 183 Madison Avenue in the summer of 2018 and in this transaction, the company was represented by Andrew Sachs, Timothy Gibson, Brittany Silver, Spencer Perl and Josh Gosin. Asking rent was $72 psf.

JLL has completed a lease for Purple USA Inc., the international luxury public relations company, at 322 Eighth Avenue in New York with building owner GFP Real Estate. The lifestyle communications and public relations firm signed a seven-year lease for 9,800 s/f across the entire 13th floor at the Class A building. Purple USA was represented by Simon Landmann and Jonathan Fanuzzi. The building owner was represented in-house by Allen Gurevich, senior managing director. Purple USA is relocating from 120 Wooster Street.

Savills Studley announced the following leases:
• Marc Shapses, Roi Shleifer and Seth Wasserman advised the New York City Housing Partnership on its relocation from 242 West 36th Street, to 253 West 35th Street. The Partnership signed a long-term lease for 9,890 s/f, the entire third floor, at 253 West 35th Street. The landlord was represented by Alan Bonett and Bradley Cohn from Adams and Co. Real Estate.

The Kaufman Organization announced that Thrive Networks, one of the largest managed IT service providers in the U.S., has expanded its New York presence by 7,700 s/f and renewed its existing lease to now occupy 14,000 s/f at Kaufman’s 242 West 36th Street in the Garment District. Michael Heaner, Partner at the Kaufman Organization. represented the tenant. Grant Greenspan, also of Kaufman, represented the landlord. Asking rent was $46 psf. Thrive Networks is being allocated an allowance to build out the new expansion space.

Milvado announced that Master Mechanical Corporation, major air conditioning, heating, plumbing contractor, signed a new 9,100 s/f lease at 163 East 2nd Street in Huntington, New York. Desmond Mullins of Industry One acted on behalf of the tenant, while Milvado was represented in-house.

RFR Realty LLC has signed two new leases at 285 Madison Avenue, a newly repositioned office tower near Bryant Park and Grand Central Terminal. With these two transactions, the building is now 95 percent leased. The ownership was represented by RFR’s AJ Camhi and Vice President of Leasing Ryan Silverman, along with a JLL team consisting of Alexander Chudnoff, Mitchell Konsker, Dan Turkewitz and Diana Biasotti.
• Lewthwaite International, Inc., a provider of executive search, executive interim, managed project delivery and data solutions, signed a new long-term 6,609 s/f tower floor lease. The tenant, which was represented by Jeffrey Kilimnick of CBRE, is relocating from 125 Park Avenue.
• Telecom expense management and managed mobility services leader Tangoe US Inc. signed a new lease for a 4,603 s/f prebuilt space on the tower floor. Justin Haber and Carlee Palmer of JLL acted on behalf of the tenant.

T Square Properties announced four lease signings within 280 North Central Ave., Hartsdale totaling over 7,800 s/f:
• Everyday Parenting and Dr. Marie Plawski extended their leases while expanding into neighboring space. Blue Mountain Group leased 1,100 s/f on the first floor. Trevor Tunnell, president of T Square Properties, represented both sides.
• Choose Homecare extended their lease and expanded within the building. Steve Kaufmann of RM Friedland represented the tenant while Trevor Tunnell represented the landlord.
