LEASES: ADAMS sets 8,056 s/f, 10-year lease at 463 7th ave

Adams & Co. Real Estate announced that Core Staffing Services, Inc. has signed an 8,056 s/f, ten-year lease at 463 Seventh Avenue. The New York-based firm will utilize part of the 18th floor for its new headquarter offices. David Levy, principal, represented the landlord, The Arsenal Company LLC, while Michael Zaleski of Zaleski Properties represented the tenant in the transaction. Asking rent was $58 psf. The tenant is expected to take occupancy in August 2019. 463 Seventh Avenue is a 22-story building, located blocks from Penn Station. The property features a Kastie Security System, a fully managed cooling system and Wired NYC certification in addition to newly renovated elevators and windows. Notable tenants include In Mocean Group, Hersha Hospitality, SUS and New York Presbyterian Hospital. etail tenants include Federal Express, Dig Inn, Tennis and Andrew’s Coffee Shop.

Brand design studio, ThoughtMatter, has signed a 5,418 s/f seven-year sublease to relocate and expand its offices at 19 West 24th Street, part of the Kaufman Organization’s Madison Square Portfolio. The New York-based artful design firm, which has worked with such clients as The New York Historical Society and Converse, will custom build and utilize the space for its headquarter offices. Michael Heaner, Elliot Warren and Grant Greenspan of The Kaufman Organization represented the sublessor, Blue Ocean, while Brian Feist of Vesta Real Estate Advisors represented the subtenant, ThoughtMatter. Asking rent was $68 psf.

CBRE announced that Profile by Sanford, a weight loss program, inked a 2,000 s/f retail lease at Chimney Rock Shopping Center in Bound Brook. The CBRE team of John Hanlon and Ellada Davidova represented landlord Regency Centers in the lease negotiations. CBRE is currently marketing the last two remaining end-cap spaces, comprised of 2,560 s/f and 2,650 s/f. The average asking rent is $65 psf. Marc Shein of NAIDB represented Profile in the lease negotiations.

The Heller Group and Newmark Knight Frank (NKF) announced the full-building lease of One Prospect Street in Summit,. The three-story, 23,000 s/f office building will serve as the new headquarters of Boll & Branch, an e-commerce designer and retailer of sustainably-sourced luxury home goods. An NKF team led by Senior Managing Director Kevin Murphy and Vice Chairman David Simson represented the property owner. Jeff Heller of Avison Young represented the tenant. Located within walking distance of Summit Train Station, One Prospect Street offers on-site dedicated parking.
