Landmark Properties and Atlantic American Partners Reveal Development Plans for 702-Bed Student Housing Community

Landmark Properties and Atlantic American Partners expand their portfolio in Tallahassee, Florida with a new mid-rise student housing complex. Landmark Properties is a fully-integrated real estate firm specializing in development, construction, investment management, and the operation of high quality residential communities. Atlantic American Partners is a Florida-based private equity fund manager that invests in the development of real estate assets throughout the United States.

Construction is underway on The Metropolitan at Tallahassee, a 702-bedroom community situated a short walk from the southwest corner of Florida State University and Doak Campbell Stadium, popular eateries and undergraduate nightlife attractions.

“The Tallahassee market is experiencing record-demand for quality student housing in close proximity to campus,” said Landmark President and CEO, Wes Rogers. “For the Fall 2023 term, our existing property portfolio in Tallahassee has achieved 100% occupancy. We are excited to partner with Atlantic American Partners and begin construction on The Metropolitan and believe it will be an attractive option for students attending FSU and other area colleges.”

Located at 1701 West Pensacola Street, The Metropolitan at Tallahassee will be ready for student occupancy August 2024 and offers several distinct floorplans ranging from two- to four-bedrooms. The design of these units, amenities featured, and the privacy the layouts offer will stand out to potential residents when weighing options among comparable properties.

Each apartment provides a gourmet-style kitchen with ample cabinet space, quartz countertops and stainless-steel appliances. Every residence at The Metropolitan at Tallahassee is fully furnished, offers hardwood-style flooring, and includes technology related amenities in the common area, high-speed internet and cable.

Additionally, residents will enjoy greenspace throughout the community that includes an outdoor putting green. Students can access the 24-hour study lounge, computer lab and fitness center. The resort-style outdoor amenity spaces add additional opportunities for recreation and socialization with a grilling area and large pool. For residents with vehicles, a deck offers parking for an additional fee.

Landmark Construction serves as general contractor for the duration of this project.

Tallahassee continues to remain an excellent resource for students seeking a higher education in Florida. FSU remains one of the nation’s top institutions for students who seek an excellent education with an affordable price, ranking No. 18 for “Best Value” according to the Princeton Review. Moreover, Tallahassee’s FAMU secured its standing as the highest-ranked public Historically Black College or University (HBCU), as stated in the 2022 U.S. News & World Report Ranking of Top National Public Universities. In addition to these prestigious universities, Tallahassee Community College recently ranked No. 1 as Best College for Associates Degrees
