Kamber taps JLL to lease Tower 45

JLL is advising Kamber Management Co. LLC on repositioning Tower 45, located at 120 West 45th Street, for a post-COVID-19 world.

The Class A, 458,446 s/f office tower is in the midst of a multimillion dollar capital improvement program aimed at rejuvenating the building and fostering tenant health.

JLL was selected as exclusive leasing agent for Tower 45 by Kamber in December 2019. The JLL professionals overseeing the leasing assignment and the current repositioning include Paul N. Glickman, vice chairman; Diana Biasotti, senior vice president; Kyle Young and Kip Orban, vice presidents; and Colleen Hollowood, associate vice president.

The 40-story Tower 45 was designed by Swanke Hayden Connell Architects and constructed in 1988. The building features AtmosAir, the air purification system, along with a tenant-controlled cooling system for individual rooms, state-of-the-art security management and expertly trained professionals.

“Kamber Management may be one of the city’s most forward-thinking building owners,” said Glickman. “The firm installed AtmosAir™ in Tower 45 in 2016, four years before the Covid-19 crisis. The office building was one of the first properties in Manhattan to offer one of the most effective air purifying technologies on the market.”

The building owner’s capital improvement program includes a rejuvenation of the lobby and trium, and the addition of a new amenity center focused around addressing tenant health and wellness.

“The new amenity center at Tower 45 is being designed to offer safe, private areas for calls and meetings,” said Biasotti. “Kamber is actively working to ensure its tenants and visitors remain safe and healthy going forward.”

The lobby renovations were designed by Pei Cobb Freed & Partners and the amenity center is being designed by MKDA New York. Kamber has already begun construction on the amenity center and the lobby renovation project.
