JEMB Realty Announces Yet Another New Lease at 1 Willoughby Square, Brooklyn’s Tallest Office Tower

JEMB Realty Corporation, a family-run real estate development, investment and management firm based in New York City, today announced the completion of a new lease at 1 Willoughby Square, Brooklyn’s tallest office building. The new tenant will join FXCollaborative, the building’s architect and anchor tenant as well as several other recently announced tenants. This newest lease brings 1 Willoughby Square to nearly 50% leased.

Gemic, a global consulting company with a strong roster of clients including Meta, the National Football League and BMW, and offices across the globe, will relocate from its existing space in Downtown Manhattan, taking 7,000 square feet on the 28th floor of the building. They will occupy space on the tower floor and have a beautiful southern view of Downtown Brooklyn.

“After nearly three long years of being apart, we are very much looking forward to bringing our people back together in a space that will be our home for the foreseeable future. During this time away our company has thought a great deal about the purpose and meaning of a physical office space,” said Gemic Founder, Johannes Suikkanen. “We have learned that while working from home has afforded many benefits to our staff, people also miss being together to learn from one another and to be seen and heard. Our flexible work policies will help preserve what we have gained during the pandemic, while the physical space at 1WSQ will complete the picture and be a place to reconnect, learn from and see our colleagues again. Downtown Brooklyn is the perfect location that can bring our diverse group of people together.”

This most recent lease comes shortly after Propel, Walnut Ridge and Ms. Foundation for Women signed on as tenants in early June. As companies increasingly look to locate their offices within walking distance to new and existing talent, 1 Willoughby Square is uniquely positioned to benefit as the only new office development in the area.

“1 Willoughby Square continues to attract tenants from across industries, including architectural firms, creative services and family offices. Its unparalleled location in the heart of Brooklyn, unmatched amenity offering and world-class views deliver a trophy caliber office experience,” said Neil King, Vice Chairman of CBRE.

1 Willoughby Square, Brooklyn’s tallest office tower, is a 34-story, 500,000-square-foot office tower in the heart of Downtown Brooklyn. It is the first ground-up office development in Downtown Brooklyn since the 2004 Downtown Brooklyn rezoning, featuring balconies on every other floor, column-free floor plates and incredible natural light. Every floor includes column-free spans and unobstructed views of the neighboring park.

The building’s lobby features 30-foot ceiling heights with floor-to-ceiling glass, as well as a state-of-the-art touchless entry sequence and high end finishes. In addition, 1 Willoughby Square offers premier amenities, including a tenant lounge, conferencing facilities, communal outdoor space as well as a separate entrance off the neighboring park, 250 bike parking spots, locker rooms and showers.
