JEMB Realty Announces Three New Leases at 1 Willoughby Square, Brooklyn’s Tallest Office Tower

JEMB Realty Corporation, a family-run real estate development, investment and management firm based in New York City, today announced the completion of three new leases at 1 Willoughby Square, Brooklyn’s tallest office building. The new tenants will join FXCollaborative, the building’s architect and anchor tenant. The new leases bring 1 Willoughby Square to nearly 50% leased. 

Propel, a financial tech company dedicated to building technology that helps low-income Americans improve their financial health, will relocate from its existing Brooklyn offices, taking 10,000 square feet on the 17th floor of the building.

Walnut Ridge, a family office with non-profit and philanthropic initiatives, will occupy 5,000 square feet across a portion of the 16th floor. Ms. Foundation for Women, the leading national social justice foundation devoted to securing rights, equality and justice for women founded by Gloria Steinem, will occupy 11,000 square feet across the the 20th floor of 1 Willoughby Square. Ms. Foundation for Women was represented in the transaction by Lindsay Ornstein and Stephen Powers, co-founders of OPEN Impact Real Estate, and Casey Noel, vice president of Transwestern Real Estate Services.

1 Willoughby Square, Brooklyn’s tallest office tower, is a 34-story, 500,000-square-foot office tower in the heart of Downtown Brooklyn. It is the first ground-up office development in Downtown Brooklyn since the 2004 Downtown Brooklyn rezoning, featuring balconies on every other floor, column-free floor plates and incredible natural light. Every floor includes column-free spans and unobstructed views of the neighboring park.

The building’s lobby features 30-foot ceiling heights with floor-to-ceiling glass, as well as a state-of-the-art touchless entry sequence and high end finishes. In addition, 1 Willoughby Square offers premier amenities, including a tenant lounge, conferencing facilities, communal outdoor space as well as a separate entrance off the neighboring park, 250 bike parking spots, locker rooms and showers.
