JEMB Realty Announces Over 25,000 Square Feet of New Leases at 1 Willoughby Square, Brooklyn’s Tallest Office Tower

JEMB Realty Corporation, a family-run real estate development, investment and management firm based in New York City, today announced two new leases totaling 25,000 square feet at 1 Willoughby Square, Brooklyn’s tallest office building. The new tenants will join FXCollaborative, the building’s architect and anchor tenant as well as several other recently announced new tenants. This newest lease brings 1 Willoughby Square to over 50 percent leased. 

Architecture Research Office (ARO), an architecture firm that works with imaginative leaders and communities to design cultural, educational, commercial, and residential projects revealing the hidden potential within complex architectural and urban constraints, signed a 10-year lease for 10,000 square feet on the 12th floor of the building. ARO will relocate from its existing space in Hudson Square. A tech-driven healthcare company with a multi-billion dollar valuation will relocate from its existing offices to 1 Willoughby Square, occupying a 15,000-square-foot, state-of-the-art prebuilt office on the 15th floor of the building.

These deals follow a flurry of leasing activity earlier this year at 1 Willoughby Square, including signings with Propel, Walnut Ridge, Ms. Foundation for Women, and Gemic. As Brooklyn companies continue to attract talent looking to work in premier office space close to home, 1 Willoughby Square’s refined design, unrivaled amenities, breathtaking views and close proximity to public transit set the tower apart from other office buildings in the area.

Nick Farmakis and Kate Walker of Savills represented ARO. The healthcare company was represented by Eric Ferriello and Sam Einhorn of Colliers. Paul Amrich, Neil King, Zac Price, Alex D’Amario and James Ackerson of CBRE represented the landlord in both deals.

1 Willoughby Square is a 34-story, 500,000-square-foot office tower in the heart of Downtown Brooklyn. It is the first ground-up office development in Downtown Brooklyn since the 2004 Downtown Brooklyn rezoning, featuring balconies on every other floor, column-free floor plates and incredible natural light. Every floor includes column-free spans and unobstructed views of the neighboring park.

The building’s lobby features 30-foot ceiling heights with floor-to-ceiling glass, as well as a state-of-the-art touchless entry sequence and high end finishes. In addition, 1 Willoughby Square offers premier amenities, including a tenant lounge, conferencing facilities, communal outdoor space as well as a separate entrance off the neighboring park, 250 bike parking spots, locker rooms and showers.
