Gray Capital Hires Joseph Powell as Director of Maintenance

Gray Capital, a family-owned and operated private equity real estate firm specializing in the strategic investment and acquisition of multifamily apartments in growing markets throughout the Midwest, today announces local Indy resident, Joe Powell, as the new Director of Maintenance for Gray Residential, the company’s in-house property management firm.

Powell comes to Gray Capital with over 26 years of experience in a wide range of roles in the multifamily industry. Joe started his career at the Indianapolis Housing Agency and over the years has taken on a number of leadership positions, moving from a maintenance supervisor to regional leadership. He has also been responsible for training new maintenance techs in the electrical, appliance and HVAC fields. Joe most recently served as the Director of Maintenance at Sheehan Property Management, a role he held for over six years prior to joining the team at Gray Capital. 

Jose is HVAC and CPO certified and has overseen the renovations of over 1,700 units across four properties as a project manager. He is also experienced in drone piloting, and utilizes drones for more efficient mapping, cataloging, and general building inspections of areas like gutters and roofs.

As Director of Maintenance, Joe will develop and implement strategies to efficiently upkeep the facilities, equipment, and software, and oversee the planning, budgeting, and execution of all major projects. He will collaborate with various stakeholders, including on-site maintenance teams, contractors, and senior management to ensure that projects are completed on time, within budget, and to the required quality standards.  

Joe was the Chairman of the Indiana Apartment Association (IAA)’s Maintenance Professional Development Committee in 2022, received his Certified Apartment Manager (CAM) designation in 2021, and has substantial training experience as an instructor for the IAA.
