George Comfort & Sons welcomes Spectorgroup to 200 Madison Avenue

George Comfort & Sons, Inc., and its partners Jamestown and Loeb Partners Realty, announced today the completion of a new 15,000-square-foot lease agreement with Spectorgroup at 200 Madison Avenue.  Following this signing, the 750,000-square-foot Midtown tower is now 96 percent leased.

Spectorgroup is an award-winning, interdisciplinary design firm with a portfolio spanning all property sectors, including commercial, mixed-use, education and workplace for some of the top corporations and institutions across the country.   Spectorgroup will occupy a portion of the 19th floor at 200 Madison following a relocation from their current headquarters at 183 Madison Avenue in the third quarter of 2022.

200 Madison Avenue is a 26-story, Class-A office building strategically located at the gateway of Manhattan’s booming Midtown South office market and within a ten minute walk of both Grand Central Terminal and Penn Station, offering easy access to a variety of commuter rail, subway and bus lines.  Occupying the entire blockfront between 35th and 36th Streets, the tower benefits from flexible floor plates, generous ceiling heights and plentiful light and air.

Recent wellness upgrades at 200 Madison include the installation of Merv 13 filters with ratings that are at or above ASHRAE/CDC recommendation, improved air circulation processes, and CASPR disinfecting UV technology in all passenger elevators.  In addition, the tower now benefits from increased cleaning personnel, the installation of touchless fixtures equipped in bathrooms on multi-tenanted floors and facial recognition at select turnstiles for contactless entry.

Notable tenants at the building include Havas Health, Inc., Greater N.Y. Mutual Insurance Company and Surdna Foundation, Inc.  Roche Bobois and Starbucks are among the retail offerings at street level.

George Comfort & Sons’ Andrew Conrad and Matt Coudert represented 200 Madison ownership.  Spectorgroup was represented by Ben Shapiro and Andrew Sachs of Newmark, as well as Adam Spector of JLL.
