Dolly Hertz turned her renters into buyers with a pet project they can get their teeth into.

The Engel & Voelkers agent took them to see unit 4L at 45 Sutton Place (pictured top) listed at $1.695 million by Joshua Wesoky and Bronwen Lam  at Compass.

The 1,850 s/f three bedroom, 3-bath co-op was in “estate condition,” according to Hertz. “My buyers were initially looking to rent, however, based on the fact that they are architects and artists, they were uniquely capable of undertaking a large-scale renovation.”

After an initial offer of $1,400,000, her clients ultimately closed at $1.462,000, “a price they were happy with.”

45 Sutton Place is a white glove building with 24 hour doorman and concierge, live-in super, roof deck, garage and laundry. Hertz said her buyers were won over by the unitʼs location. “The apartmentʼs unique selling point was the low-floor location, right over the East River, evoking the feeling of being on a ship,” she explained.
