Douglas Elliman’s Patty Vance just broke a new Greenpoint townhouse record.
Vance and her team closed on 126 Noble Street for $4.949 million. The previous record $3.4 million on 163 Eckford Street in August 2018.
“Some brokers thought we were pushing the envelope with pricing for this active sub market however, we believed that the house was so unique and would compel a buyer,” said Vance.
” We were right – we had multiple showings and multiple offers within the first 2 weeks.
The fully restored single-family home (pictured top) built in 1867 offers 4,056 s/f of living space across three stories.
There are five bedrooms, three full baths and two powder rooms, den with wood-burning fireplace, living room, dining area and kitchen with access to the deck.
According to Vance, the high quality renoʼ made the home stand out in a neighborhood short on restored townhouses and drew several offers.
Wyatt Bertz of BHS brought in the local buyer and went to contract at ask within 45 days.
