The Financial District is booming, and no one is seeing that more than Douglas Elliman broker Ariel Cohen, who just sold a studio at 75 Wall Street that set a square footage building record at $1,775 psf.

Cohen set the previous record of $1,540 psf in neighborhood several months ago.
“It’s unheard of in the Financial District,” said the veteran residential broker “It was the whole package, in terms of the lifestyle, the unit, the way it showed. It was a no-brainer.”
The 445 s/f studio sold for its original listing price of $790,000, after being listed in October of last year.
From the time it was staged and ready for viewing to the contract being signed took just three weeks, said Cohen, who represented the seller. Douglas Elliman agents also represented the buyer.
Converted in 2009, 75 Wall Street features access to integrated hotel services including 24-hour room service, catering, housekeeping, and valet laundry, as well as a full-time personal concierge.
“The Financial District has been peaking for a while and it’s just the beginning of the climax,” said Cohen.
