DONE DEALS: Modica’s a lucky charmer

According to Compass broker, Ralph Modica, who recently closed on a $1.59 million 2-bedroom in Williamsburg, it pays to be kind.
The deal, which went $5,000 over asking price — Modica’s sixth over-asking sale in recent memory — was facilitated by several factors, among them, kindness.
He met the seller by returning some mail when it was wrongly delivered to his former home next door to #11 at 1 Northside Piers (pictured top)

Other factors that help apartments sell over asking price and on time — in this case just 26 days — are a little more straightforward, according to Modica.
“I really think it’s about [the price] being an attractive number, having the apartment look really sharp and hard work,” he said.
Staging has helped facilitate sales on more than one occasion, said Modica.
“You’re selling the feeling of a space,” he said. “What it makes the buyer feel when they walk in there.”
Sometimes, Modica said, he may even include some of his own items — in this case a golden monkey statute that he describes as his lucky charm.
