DONE DEALS: An Oscar performance by independent broker

This deal was 16-months in production but, when the credits rolled, broker Kathy Matson


collected an Oscar for her role.

The veteran broker was retained for what was an estate sale by the son of the deceased owner of a 600 s/f alcove studio at the Plaza 400 co-op at 400 East 56th Street (pictured top).
The 627-unit Sutton Place property was built in 1968 and apartment 7A was in original condition.
Matson priced it a $435,000. She said, “It’s a full service co-op with wonderful amenities. The unit’s 20 ft. of windows offer a peek at the Chrysler Building, there lots of sunshine, beautiful hardwood floors and the absolute best closet space in town. It’s an opportunity to create a home.ˮ

The buyer, a style co-ordinator at her family’s jewelry and couture business, was buying her first apartment.
The sale closed at $430,000 after 16 months with Matson repping both seller and buyer.
