DONE DEALS: Wrinkle in time for Compass agent

Compass agent Orren Azani felt the Amazon effect when he listed a Long Island City condo he just sold.

Buyers initially overlooked the one-plus bedroom at the Badge Building (pictured top) when it hit the market last summer at $849,000.

But when Amazon announced it would build its HQ2 there last November, it sparked a bidding war and the condo ultimately closed at $859,000 – the same day the tech giant did a u-turn on its headquarters plan.

“It was amazing to see something sit on the market for four months and then, all of a sudden, go above ask,” said Azani. “The market took a 180 turn and then, literally, turned right back again. Because of this sliver in time, the buyers had to pay a premium for what had been one of the least expensive units in the building at the time.”

But it was c’est la vie for the buyers, a couple in the design business who’d been after the apartment for all the right reasons. At 822 s/f with a bonus room that could be used as an office, study or nursery, the apartment has enough space for them, along with a renovated kitchen, washer/dryer and central air.

Azani said the buyers have no regrets. “During a slower market, you have time to consider an offer, but when it becomes frenzied, as it did here, you have to move very quickly.

“This was one of the larger units in the price point and it made sense for them. Their decision to buy just fell into a snapshot of time that saw a fluctuation in the market.”

Azani repped both buyer and seller in the sale of unit 2H at 10-55 47th Avenue.
