GFI Realty Services, Inc. sold 2914-2928 Jerome Avenue, two six-story, elevator apartment buildings in the Jerome Park section of The Bronx, N.Y. for $13.2 million.
Featuring 123 apartments totaling approximately 124,492 square feet, the buildings traded hands for $107,000 per unit.
Senior director Yosef Katz represented the seller, MDJJ Realty, while associate director Josh Orlander represented the buyer, The Scharf Group.
Orlander said, “The buyer jumped at the opportunity to acquire a well-maintained building with more than 100 units.”
Healthy price on care unit
Marcus & Millichap Real Estate Investment Services arranged the sale of the Camden County Health Services Center, a 300-bed skilled nursing facility and 150-bed acute care psychiatric unit located in Blackwood, N.J.
The second auction drew the highest price, concluding for more than $11 million over the $26 million minimum bid. Seven bidders participated.
Mark Myers, Joshua Jandris, Charles Hilding, all in Marcus & Millichap’s Chicago O’Hare office, along with Ben Sgambati, a vice president investments in the firm’s New Jersey office, represented the seller, Camden County, N.J. The buyer is New Jersey-based Ocean Healthcare.
Rose’s affordable venture
Somerset Development Company and the National Housing Trust-Enterprise Preservation Corporation with Jonathan Rose Companies (JRCo), and the Rose Green Cities Fund have purchased Channel Square Apartments, a 223-unit housing complex across the street from Fort McNair in Washington DC.
The joint venture plans to preserve and expand the affordable housing within a mixed-income community.
