Brookfield Properties today announced the launch of leasing and imminent resident move-ins at Lincoln at Bankside, the second phase of the firm’s transformative, 4.3-acre mixed-use Bankside development in Mott Haven. Located along the banks of the Harlem River, Lincoln at Bankside will feature a brand-new public waterfront park and promenade, granting community access to the shore for the first time in over a century. The project consists of four 26-story towers with 921 luxury residential units, of which 277 units will be rent-stabilized, ranging from studios to three-bedrooms.
“Welcoming residents to Lincoln at Bankside is a thrilling milestone as we enter the second and final phase of this unparalleled development on the banks of the Harlem River,” said Maria Masi, Senior Vice President, Development, Brookfield Properties. “Our historic investment in the South Bronx brings much-needed, mixed-income housing, community retail and a public waterfront park to formerly underutilized land in Mott Haven, arguably the most exciting and transformative neighborhood in the city.”

Designed by Whitehall Interiors, Lincoln at Bankside residences feature floor-to-ceiling windows with sweeping views overlooking the Harlem River, Manhattan, Queens, and the Bronx. Residents can choose from two distinct interior palettes – dawn or dusk – while enjoying quartz kitchen countertops, stainless steel appliances, in-unit washers and dryers, as well as private balconies, walk-in closets, and terraces for select units.
Hill West Architects served as the architect for both phases of Bankside. The towers feature two distinct façade types, one primarily masonry and the other glass and metal, to reflect the neighborhood’s industrial history. Lincoln at Bankside integrates with its surroundings through multiple entry points: a residential entry courtyard from Lincoln Avenue for pedestrians and vehicles, a residential lobby entrance at Bruckner Boulevard near Third Avenue and retail access from all four corners. Together with the project’s first phase, Bankside will feature five new retail spaces, one of which will house the Community Empowerment Center, a workforce development and community hub with coffee shop, operated by lifelong Mott Haven resident Samuel Brooks, co-founder of the Mott Haven Historic District Association non-profit.
A new waterfront public park designed by landscape architect MPFP will span more than 32,000 square feet, designed to channel the flow and movement of the Harlem River with planting beds that undulate from the building face and create nodes for passive and semi-active use buffered by native plants and flowers. The park offers an array of shade trees, open lawns, and wood-decked outlooks featuring chaise lounge chairs, café seating, and custom shade trellises, creating a host of exciting new public open spaces for residents of the South Bronx.
Across both phases, Brookfield Properties’ Social Inclusion team partnered with workforce development non-profit Building Skills NY to execute a robust local hiring and construction skills training program, creating new jobs for previously unemployed Bronx residents. Working hand-in-hand with local community colleges, non-profits and faith-based partners, the program has identified, trained and hired over 80 Bronxites at Bankside who are now equipped with the requisite skills and certifications to work on future development sites across the city.
“At Building Skills NY, we are committed to creating new opportunities for New Yorkers interested in construction careers,” said BSNY Executive Director, David Meade. “We are thrilled that our collaboration with Brookfield Properties has done just that. BSNY is proud to have worked with our Bronx community partner network and employer partners to connect so many Bronx residents to meaningful construction employment opportunities at Bankside.”
The $950 million Bankside development includes a total of 1,379 apartments, 30 percent of which are rent stabilized through the City’s Affordable New York program. The first phase of the project, Third at Bankside, broke ground in 2019, opened to residents in March 2022, and is now 70 percent leased. Lincoln at Bankside broke ground in May 2020.
