Bratt Capital Partners Launches State-of-the-Art, High-Velocity Logistics Facility in Suburban Chicago

Locally based Bratt Capital Partners has broken ground on a nearly 100,000-square-foot logistics facility in suburban Chicago and selected Cushman & Wakefield’s Al Caruana and Britt Casey to market the property to prospective tenants.

Located at 475 Miles Parkway in Bartlett, Illinois, the high-velocity industrial property is slated to deliver late second quarter 2023. The 98,280-square-foot building is designed to accommodate users requiring heavy onsite trailer parking and potential truck and trailer maintenance features for each unit. It offers 27 truck-level docks and 80 stalls for trailer parking. The property, which is at the intersection of Miles Parkway and Vulcan Boulevard, is
located less than six miles from Interstate 90’s interchange with Illinois Route 59 and eight miles from Illinois Highway 390.

“This site is perfectly situated to serve end users who need trailer parking and truck-maintenance facilities, which are in high demand and limited supply in our market,” Caruana said. “We expect ongoing strong demand for industrial properties across the region, especially in the northern submarkets and Wisconsin, and vacancy to hover around 5% or lower. All these factors point to what we believe will be a highly successful partnership with Bratt Capital with this new development in Bartlett.”
