Edison Properties announced that ByHeart, Inc, a next-generation baby nutrition company, has signed an 8,263s/f, five-year lease to occupy the penthouse space at 131 Varick Street in SoHo.
ByHeart will have exclusive access to a private roofdeck and joins additional Edison Properties’ companies at the building including Manhattan Mini Storage and WorkSpace Offices.
“ByHeart is a great addition to our versatile building at 131 Varick Street, where they’ll enjoy access to a private roof deck for coveted outdoor space and flexible work options,” said Lenny Lazzarino, Senior Vice President of Leasing at Edison Properties. “This deal sends a great message to the market that growing companies continue looking for best-in-class, centrally located offices, like 131 Varick Street, with easy access to public transit, restaurants and arts and culture.”
“As companies figure out the most sensible way to return to the office, this property provides the perfect environment to nurture and cultivate ByHeart employees, attract new ones and host our partners and vendors in a comfortable and safe space. Edison Properties accommodated ByHeart’s various needs throughout the negotiation and was an absolute pleasure to work with,” said Rob Kluge of Current Real Estate Advisors.
131 Varick Street is located in Hudson Square with access to the Holland Tunnel, the Subway and bus lines. The building is home to Edison Properties’ companies Workspace Offices, which offers a variety of flexible office space options, and Manhattan Mini Storage.

Founded in 2016 in New York City with manufacturing facilities in Pennsylvania, ByHeart has just completed the largest infant formula clinical trial for a new brand in the last 25 years and is on track to become the fourth fully-integrated, FDA-registered, US-based infant formula brand in the country.
Backed by a Scientific Advisory Board and the industry’s leading breast milk researchers, nutrition scientists and pediatricians, ByHeart expects to launch its small batch recipe infant formula, which uses breast milk as a blueprint to offer next-generation baby nutrition, in the fall.
