ATCO Properties & Management Renews and Expands Lease with Betty Buzz at 381 Park Avenue South

 ATCO Properties & Management announced today that Betty Buzz, a sparkling non-alcoholic premium drink mixer line, has renewed its lease and moved into a larger 2,101-square-foot space at 381 Park Avenue South.

Betty Buzz mixers are made from only clean ingredients and all natural flavors, and are manufactured in the United States. The company’s lease renewal at ATCO’s boutique Midtown South office property is an expansion from the original 731 square feet it has occupied on the 10th floor since November 2021, to 2,101 square feet on the 7th floor. The additional space will help the company, founded in September 2021 by Blake Lively, to meet growing public interest in and demand for Betty Buzz’s products.

With Betty Buzz, ATCO further extends its recent leasing momentum at 381 Park Avenue. Just last month, leases were announced with global compensation management company Beqom North America Inc and Secretariat Advisors LLC, the organization behind 1973 Triple Crown champion Secretariat. 

381 Park Avenue South was built in the early 1900’s and offers sunny exposures and flexible floorplates. Boasting 17 floors totaling 228,000 square feet, the property sits just steps from Madison Square Park and several subway lines, including the N, Q, R and 6 trains.

Hemmerdinger Goodman added, “With its timeless architecture and coveted Midtown South location, coupled with our commitment to best-in-class service, 381 Park Avenue South continues to be a sought after property for new and returning tenants.”

No tenant brokers were involved in the transaction. Goodman represented building ownership in-house. Rent was $64 per square foot.

Other tenants at the building include FGS Design LLC, Two Sticks Inc., Valerio Architects, Inc., EVOS, ListenFirst Media, Stephen B. Jacobs Group, Maria B. Campbell, Inc., Industrial Development Funding, Goldstein, Rikon, Rikon & Houghton, P.C., Fuze Inc., RW3 CultureWizard and Superfly Productions. Famed bakery and restaurant Sarabeth’s Kitchen is located at the base of 381 Park Avenue South.
