Abramson Brothers Incorporated recently brokered a 15-year, 7,713 s/f new lease for Valley National Bank at 71 West 47th Street. Alan and Adam Abramson worked on behalf of the landlord, while Michael Blum of CBRE represented the tenant in the transaction. The space is comprised of 7,713 s/f throughout three-levels.

Adams & Co. Real Estate brokered six deals for a total of 6,052 s/f. Dave Levy and Brett Maslin of Adams & Co. completed the following deals, where they represented the landlord, One Ten West Fortieth Associates, in each of the transaction:
• A 1,350 s/f renewal for Treajean Corp. Levy and Maslin also represented the tenant in the transaction. Although details of the transaction were not disclosed, asking rent was $48 per square-foot. Treajean plans to use the space as executive offices.

• A 1,233 s/f new lease for Taiko Enterprises Corp. Century 21 New Golden Age Realty represented the tenant in the transaction. Although details of the transaction were not disclosed, asking rent was $48 per square foot. Taiko Enterprises plans to use the space as executive office for the sale of their restaurant products.
• A 1,129 s/f renewal for Entertainment Link, LLC. Levy and Maslin also represented the tenant in the transaction. Although details of the transaction were not disclosed, asking rent was $52 per square foot. Entertainment Link plans to use the space as executive offices.
• A 1,070 s/f renewal for Winnitex America Inc. Levy and Maslin also represented the tenant in the transaction. Although details of the transaction were not disclosed, asking rent was $48 per square foot. Winnitex plans to use the space as executive offices for their textile business.
• An 800 square-foot renewal for Michael J. Mason & Company. Levy and Maslin also represented the tenant in the transaction. Although details of the transaction were not disclosed, asking rent was $52 per square foot. Michael J. Mason plans to use the space as showroom space for the sale of fabrics and textiles.

• A 470 square-foot new lease for Crafted Home NY LLC. Levy and Maslin also represented the tenant in the transaction. Although details of the transaction were not disclosed, asking rent was $52 per square foot. Crafted Homes NY plans to use the space as executive offices.

Jamestown announced the following leases at the Falchi Building:
• Suffolk County National Bank, the second largest independent commercial bank headquartered on Long Island, NY, has signed for 5,944 s/f on the fourth floor of the five-story, 620,000 s/f, mixed-use Building. SCNB plans to use the space for a Loan Production Office and a small banking branch. Jamestown was represented by Cushman and Wakefield, SCNB was represented by Sholom & Zuckerbrot.
• EFM Leasing LLC (also known as EasyFleet Management), taxi and livery leasing business, has also signed for 4,564 s/f to be used as office space on the second floor of the Falchi Building. EasyFleet was represented by Newmark Grubb Knight Frank.

Reckson, a Division of SL Green Realty Corp. announced the following:
• VBPMP, LLP, leased 3,096 s/f of space at 115 Stevens Avenue, Valhalla, NY. The landlord was represented by Robert J. Swierbut, Vice President.

New Jersey

Cushman & Wakefield announced that three additional firms have joined the tenant roster at One Harmon Plaza in Secaucus, the 192,000 s/f, Class A office building. The commitments mark more than 46,000 square feet of new tenant activity since the property changed hands in February. Cushman & Wakefield’s David DeMatteis. David Sherman, Marc Trevisan and Slava Vaynberg, serve as exclusive leasing agents for One Harmon Plaza. A partnership of Mountain Development Corp. (MDC) and PCCP, LLC owns the New Jersey Meadowlands asset:
• eAppeals Commercial, which specializes in medical billing and revenue cycle management solutions for hospitals and large physician practices, leased 7,025 s/f. The firm, headquartered in Hollywood, Florida, relocated its regional operation to the property from Clifton, New Jersey, in an expansion play. The company is a previous Mountain Development Corporation tenant. Cushman & Wakefield’s Dan Johnsen assisted DeMatteis and his team with the eAppeals Commercial lease.

•PKB Engineering, which provides comprehensive engineering and consulting services to the public and private sectors, leased 2,401 s/f at One Harmon Plaza. The firm will relocate to the property from Lyndhurst, New Jersey, in a flight-to-quality move, according to DeMatteis. Michael Marchese from Newmark Grubb Knight Frank served as tenant broker in the transaction.
• Noble Construction Group relocated its headquarters to One Harmon Plaza from Jersey City last year. Recently, the company expanded its space by an additional 2,665 s/f. Derek DeMartino from Jones Lang LaSalle represented the construction management and general contracting company during negotiations.
• Earlier this year, the ownership announced the execution of two other major leases: a 22,000 s/f lease with Penn Jersey Advance Inc. and a 10,500 s/f lease with FolioDynamix.

 

Connecticut

Charter Realty and Development announced that it has leased space at the East Brook Mall in Mansfield, CT to Dollar Tree. Dollar Tree has taken 9,733 s/f and will be joining anchor tenants Kohl’s, Dress Barn, TJ Maxx, Michael’s, Olympia Sports, Radio Shack, and Applebee’s. Carol Hutchinson, of Charter Realty, represented Dollar Tree in the transaction. Dollar Tree, Inc. is an American chain of discount variety stores that sells items for $1 or less.
