LEASES: ABS Partners Real Estate arranges a full-building, 3,200 s/f lease

ABS Partners Real Estate arranged a full-building, 3,200 s/f lease for film, video and photo production company Makeout LLC at 299 Meserole Street, in Brooklyn. The asking rent was $32 psf. Owned by 299 Meserole Management LLC, the property has street level branding, 14 ft. ceilings with skylights, two restrooms, central air, and a loading dock. ABS Partners’ Scott McAnney and Ben Waller represented the tenant in the transaction, while John Ritter of Sholom and Zuckerbrot acted on behalf of the landlord. Makeout, which is relocating and expanding from 61 Greenpoint, produces films, video series, immersive experiences, interactive installations, festivals and pop-ups, among others.

Cresa’s Michael Okun, Principal, and Daniel Taormina, Vice President, arranged a new location for Octave at 45 East 20th Street, in Flatiron. It is the second lease Cresa has arranged for the modern behavioral health group within the past year and comprises 5,000 s/f spanning the entire sixth floor of the building, with a 10-year lease term. Octave, which opened its flagship unit on Madison Avenue near Bryant Park in January 2019, provides a range of offerings to support emotional well-being. The 12-story building is owned by the Rosen Family. Koeppel Rosen is the managing and leasing agent for the Rosen family’s Midtown South portfolio. Max P. Koeppel, director of leasing with Koeppel Rosen LLC, represented ownership in the lease transaction.

STEVEN SOUTENDIJK

Cushman & Wakefield arranged a long-term, 3,280 s/f lease for Wells Fargo at 1300 Third Avenue in the Upper East Side. The financial services company will occupy a portion of the ground retail property. Steven Soutendijk, Sean Moran, Molly Sandza and Patrick O’Rourke represented the landlord, The Olnick Organization, in the transaction. Annette Healey and Chris Heyn of CBRE represented Wells Fargo. The retail property at 1300 Third Avenue is on a prime corner within walking distance to Central Park as well as popular retail locations including Equinox, Morton Williams, Citarella, Maison Kayser, JG Melon, Sur La Table and Nordstrom Local with Target opening soon.

Milvado Property Group ended the third quarter of 2019, by signing nine new, renewal and extension leases totaling 86,767 s/f at properties within its Long Island industrial portfolio. David Hercman, director of Asset Management, Milvado Property Group, made the announcement:

• At 95 Horseblock Road, GD4 Test Services Inc. signed a new lease for 6,400 s/f. The landlord acted on its own behalf in-house.

• Corporate Transfer and Storage expanded into 6,900 s/f at 90-13th Avenue in Ronkonkoma. The landlord acted on its own behalf in-house.

• E&S Imports Inc. renewed 21,000 s/f at 725 Broadway Avenue in Holbrook. The landlord negotiated the renewal in-house

• Shogyo International renewed their lease on 4,167-square-foot lease at 6851 Jericho Turnpike in Syosset.

• Jeffrey S, Shein & Associates signed a new lease for 3,000 s/f at 575 Underhill Blvd. in Syosset.

• Keystone Automotive Industries renewed their lease on 32,000 s/f at 99 Lafayette Drive in Syosset.

• Nokia of America Corporation renewed 6,250 s/f at One Fairchild Court in Plainview. Justin Maiorano of Colliers represented the tenant, while the landlord acted on its own behalf in-house.

• Emerald Services Inc. renewed 2,100 s/f at One Fairchild Court in Plainview.

• LSPA signed a new 5,000 square foot lease at 270 Duffy Avenue in Hicksville.

Dennis McCoy and Gary Pezza of NAI Long Island represented both F45 Training (Alberts Group) and the respective Landlords in the lease of 4 different locations in Huntington, Hauppauge, Massapequa and Syosset in New York.

• 2,563 s/f of retail space was leased by F-45 Alberts from Landlord Hookshank LLC located at 269 New York Avenue in Huntington, New York

• 2,332 s/f of retail space was leased by F-45/Alberts Group Hauppauge from Landlord 812 Wheeler Road LLC located at 812 Wheeler Road in Hauppauge, New York

• 2,800 s/f of retail space was leased by F-45 (Alberts Group Massapequa LLC) from Landlord 181st Realty Corp. located at 40 Carmen’s Road in Massapequa, New York.

• 2,416 s/f of retail space was leased by F-45 (Alberts Group Syosset LLC) from Landlord Darshan Sing Bagga LLC, located at 567 Jericho Turnpike in Sysosset, New York.

RIPCO Real Estate (RIPCO) announced that Beth Rosen and Emily Simmonds secured four leases totaling 2,193 s/f on Madison Avenue, in the Carnegie Hill neighborhood. Additionally, the pair were named exclusive leasing agents for a 3,300 s/f ground floor space at 1217 Madison Avenue that can be divided. The pair orchestrated the following leases:

BETH ROSEN

• 1260 Madison Avenue: a lease for Dr Smood, a health-conscious food and beverage purveyor specializing in organic offerings. Tenant representatives: Albert Dayan and Jack Anteby, Compass.

• 1260 Madison Avenue: a lease for Ginette NY Jewelry, a boutique jeweler. Tenant representatives: Joshua Lewin and Jeremy Aidan of Isaacs & Co.

• 1260 Madison Avenue: a lease renewal for Laila’s Florist. Tenant representative: Jansen Hansen, SRS.

• At 1225 Madison Avenue, Rosen and Simmonds leased space to women’s clothier Elaine Kim. The brand, based in LA, is opening its second location in New York City. It also has a store in NoLita.

The Rudin Family announced that Swiss luxury skincare brand La Prairie has finalized a 10-year lease at 41 Madison Avenue in the Flatiron District. The company, which develops and manufactures skincare products, will occupy 8,200 s/f on a portion of the 40th floor. It expects to relocate from 680 Fifth Avenue during the first quarter of 2020. La Prairie will benefit from a number of new capital improvements recently completed at the building, including a total transformation of its lobby and public spaces. Robert Steinman, Senior Vice President at Rudin Management Company, represented the landlord in-house in the long-term transaction, while John Mambrino, Nick Farmakis and Michael Bertini of Savills represented La Prairie. Built by the Rudins in the mid-1970s, 41 Madison Avenue tenants include 24Seven, The Gersh Agency, Water Island Capital, Rosenthal, Wedgwood and Ralph Lauren Home.

TriState Commercial Realty negotiated a 10-year lease at 192 Throop Avenue in the Bedford-Stuyvesant neighborhood of Brooklyn for Jamron Counseling. The new 1,500 s/f location will serve as the company’s headquarters. Jamron currently has five locations throughout North Brooklyn and one location in Mineola, Long Island. Jamron will occupy the ground floor and basement of a residential building, offering clients a waiting area and larger offices as well as a backyard. The transaction team was led by Dov Bleich, Senior Associate and Avi Akvia, Vice President, Tri State Commercial Realty.

NEW JERSEY

JLL has completed a new transaction for Whitestone Associates Inc. at 30 Independence Boulevard in Warren, N.J., with building owner Griffin Capital Essential Asset REIT II Inc. The environmental and geotechnical engineering and consulting firm leased 11,871 s/f at the Class A, 207,252 s/f office building. Whitestone Associates was represented by Scott Lesh, managing director; Scott Stange, senior vice president; and Daniel Loughlin, vice chairman. Griffin Capital was represented by Timothy Greiner, executive managing director and head of agency leasing for JLL in New Jersey; Daniel Spero, managing director; and Dennis McConnell, executive vice president. Whitestone Associates will occupy the second floor at 30 Independence Boulevard. The engineering firm is relocating to the building from 35 Technology Drive in Warren. The move is expected to take place by March 2020.

Alfred Sanzari Enterprises announced a new lease deal with Proserve-Consulting, Inc. for 2,342 s/f of office space, bringing Court Plaza North, a 160,000 s/foffice building located at 25 Main Street in Hackensack, N.J., to full occupancy. Stephen Jennings of Alfred Sanzari Enterprises represented the company inhouse. Steven Muller of Equity Real Estate Brokerage LLC represented Proserve-Consulting in the transaction.

CONNECTICUT

HK Group announced that Franco Fellah, Executive Vice President, leased 7,513 s/f of space at 49 Weston Road Westport, CT to Bright Beginnings Early Childhood Program. The space, an entire floor at the property, is currently being remodeled to fit the needs of the pre-school and day care center.
