LEASES: The Kaufman Organization leases 7,500 s/f Kaufman’s 236 Fifth Avenue

The Hudson Companies Inc. announced the signing of a 6,890 s/f lease with design firm Doberman at The Breeze, a newly renovated, 100,000 s/f creative class office building at 315 Meserole Street in East Williamsburg, Brooklyn. Ben Waller of ABS Partners Real Estate represented the Hudson Companies and Elizabeth Juviler of Rice & Associates LLC represented Doberman. Doberman’s move follows Hudson’s signing of a 6,000 s/f rooftop bar and restaurant deal at The Breeze with the team behind the popular Lavender Lake bar and restaurant in Gowanus. The Hudson Companies also recently signed a 4,570 s/f lease with Ethel’s Club, a new social and wellness club catering to people of color, which will open its first location on the Breeze’s ground floor in November.

The Lincoln Square Business Improvement District signed a 10-year lease in the AAA building at 1881 Broadway on the second floor. Representing the BID in the transaction was the PG Williamson Group. The new office comes with over 1,600 s/f of usable space, which is a little bit larger than their old space at 1841 Broadway, which is being demolished to make room for a 24-story residential building.

Accounting firm Wilkin Guttenplan has leased 4,800 s/f of office space at 499 Seventh Avenue, a 25-story, 180,000 s/f tower in Midtown. Brian Neugeboren and Elliot Zelinger of Savitt Partners represented the ownership in the lease negotiations. Lisa Ann Pollakowski and Richard Plehn of Lee & Associates acted on behalf of Wilkin Guttenplan in the 10-year transaction. The average asking rent for the South Tower is $55 psf. while the North Tower has an asking rent of $59 ppsf. Headquartered in New Jersey, Wilkin Guttenplan was looking for a New York City location with convenient access to Penn Station, said Neugeboren.

T. Weiss Realty Corp. announced that Sphere, a payments technology and software company, has relocated and expanded its executive offices within its Melville office portfolio. Sphere, which also has offices in Nashville and Dallas, moved from 3,400 s/f at Melville Corporate Center I, 105 Maxess Rd., to 6,000 s/f at Melville Corporate Center III, 324 S. Service Rd. Craig Weiss represented both the landlord and tenant in the transaction.

The Kaufman Organization announced the following leases:

GRANT GREENSPAN

• Rothy’s, a direct-to-consumer women’s shoe wear company, signed a 7,500 s/f lease at Kaufman’s 236 Fifth Avenue in the NoMad neighborhood. The San Francisco-based firm will utilize the full tenth floor of the building for general offices and a showroom. Grant Greenspan, principal, and Jared Sternberg represented the landlord. Evan Algier of Cushman & Wakefield represented the tenant in the transaction. Asking rent was $82 psf and the tenant is expected to take occupancy in the first quarter of 2020.

• Pastourelle, a children’s fashion company leased 7,900 s/f at 242 West 36th Street. Grant Greenspan represented the landlord in-house while Darrell Handler of The Handler Real Estate Organization represented the tenant.

• WGW Sales, Inc., otherwise known as Western Glove Works (WGW), a maker of upscale denim garments, signed a lease at 242 West 36th Street for 6,052 s/f on part of the fourth floor in the building. Grant Greenspan represented the landlord in-house while Darrell Handler represented the tenant.

Lee & Associates NYC announced the following leases:

DENNIS SOMECK

• Dennis Someck, Justin Myers and Conor Krup arranged a three-year, 5,962 s/f lease on the entire second floor at 155 Wooster Street, between West Houston and Prince Streets, for the office of WiredScore, a connectivity rating system for commercial buildings. Someck, Myers and Krup represented the owner, Centurion Realty, WiredScore is expected to take occupancy at 155 Wooster Street in September 2019. Asking rent was $80 psf.

• Dennis Someck and Justin Myers, arranged a 10-year, 8,500 s/f lease at 150 West 22nd Street, between Sixth and Seventh Avenues, for Inked, a division of Quadra Media. The space is split between 5,000 s/f on the ground floor and 3,500 s/f on the lower level. This will be the first retail location for the tattoo lifestyle digital media company that covers music, fashion, art and sports. The magazine debuted in 2004 and has featured celebrities and tattoo artists such as Ozzy Osbourne, Kat Von D, Don Ed Hardy and many more. Inked Magazine has nearly 1.2 million readers with a median age of 28. The new location will serve as a combination tattoo studio, art gallery, photography studio and retail store. Someck and Myers represented the tenant. The property manager is M. Rapaport Co., Inc. The owner was represented by Eli Someck of Redwood Property Group and Jay D. Fuller of M. Rapaport. Inked is expected to take occupancy in October 2019. Asking rent was $108 psf based on the ground floor footage.

Katz & Associates announced that Lightbridge Academy signed a 15-year lease at 35 Valley Avenue, Elmsford. Scott Sher represented Lightbridge Academy and David Scotto from RM Friedland represented the landlord. The 9,595 s/f ground floor space will include an outdoor play area at the base of a new construction residential building set to open mid-2020. Lightbridge is actively looking for sites in Westchester with 10,000 s/f on grade and 4,000 to 5,000 s/f of outdoor playground space.

NEW JERSEY

Jaime Weiss, managing member of Colonial Village Associates, LLC and President of Weiss Realty, the center’s leasing and managing agency, announced that Twin Boro Physical Therapy, a provider of outpatient physical therapy services, has leased 1,600 s/f at Colonial Village Shopping Center located at Route 27 and Parsonage Road in Edison, New Jersey.

Alfred Sanzari Enterprises announced a lease with Samuel & Sons Passementerie for 21,156 s/f of industrial space at 10-12 Horizon Boulevard in South Hackensack. Andrew Stypa of Cushman & Wakefield represented the tenant and Andrew Somple, SIOR, of NAI James E. Hanson represented Alfred Sanzari Enterprises in the transaction. Samuel & Sons is a family-owned designer and manufacturer of trimmings, fringes and more. 10-12 Horizon Boulevard will provide the company with a strategically located warehousing and distribution facility to support their showrooms and manage shipments to customers around the world.

Denholtz Properties announced that Y&W International signed a lease renewal for 10,000 s/f of flex/industrial space at the Edgeboro Corporate Center at 12-16 Edgeboro Road in East Brunswick. The Edgeboro Corporate Center is a two-building, 84,000 s/f flex property with units up to 20,000 s/f. Y&W International Inc. is a wholesaler of toys with customers across the United States. Their lease provides the company with a flexible space to serve as both their showroom and distribution facility. Kristine B. Hurlbut, Senior Vice President of Leasing at Denholtz Associates, made the announcement. David Zimmel of Zimmel Associates represented Denholtz Properties in the transaction.

CONNECTICUT

DAVID BLOCK

CBRE announced that Legal & General Retirement America will lease 17,100 s/f on the ninth floor of the newly renovated Stamford Towers, located at 750 Washington Blvd. in Stamford, Conn. The office will serve as the new headquarters for the US arm of Legal & General’s institutional retirement business. The firm will create an open-office floorplan that takes full advantage of a private terrace and a unique reception area with a 23-foot atrium. The CBRE team of David Block and Joseph Weaver represented the building ownership, CBRE Global Investors, in the lease negotiations. Rick Rosencrans of JLL acted on behalf of Legal & General Retirement America. This deal was the largest new lease signed in Fairfield County during the second quarter of 2019.

Unger Enterprises, Inc. a worldwide manufacturer of professional cleaning and maintenance tools, signed a long term lease for 76,000 s/f of warehouse and distribution space at 650 Long Beach Boulevard in Stratford, CT, Brett A. Sherman, CCIM, Senior Vice President of Angel Commercial, LLC represented the tenant in this transaction.
