The Shade Store leases showroom in Flatiron

RIPCO Real Estate has arranged for The Shade Store, a custom window treatment retailer, to open a showroom at 254 Park Avenue South in Flatiron. 

The 1,575 s/f, 10-year lease for the new location is set to open later this year, and will utilize the space formerly occupied by food brands Organic Avenue and 2Beans. RIPCO’s Lindsay Zegans and Richard Skulnik represented the landlord HUBB NYC  in the transaction and Newmark Knight Frank’s Jason Pruger and Lucas Kooyman represented The Shade Store.  

 “Last fall, we identified The Shade Store as an opportune tenant and presented 254 Park Avenue South to its brokerage team,” said Zegans. “The Shade Store complements Flatiron’s surrounding home design stores yet is small enough to fit within its designated retail space.” 

 The Shade Store, founded in 1946, boasts over 70 showrooms nationwide with eight existing New York City locations that span the Midtown East, SoHo, Upper East, Upper West, Kips Bay, DUMBO, Park Slope and Williamsburg neighborhoods.

Located on the ground floor of a 13-story residential condominium, The Shade Store will occupy 1,250 s/f of ground space and 325 s/f of basement storage as well as a street-facing bay window for signage. The 73-year-old brand is a customizer of curtains, blinds, shades and drapes made from the finest materials and designer fabrics. 

 “We are very happy with the outcome of this leasing assignment for HUBB NYC and The Shade Store,” said Skulnik. “Even with all the negative remarks about retail we are seeing success in matching the right retailers in spaces.”
