NEW DEVELOPMENT: Queens rental hits the market, Full floor residences in the Village

Sales get underway at 25 Park Row

Sales are underway at 25 Park Row, the new luxury high-rise facing City Hall Park.

Developed by L+M Development Partners together with the family behind J&R Music World, the iconic store that once occupied the site, the building was designed by COOKFOX Architects as a modern interpretation of the landmark structures with which it is surrounded.

The building will feature 110 residences ranging from one- to four-bedrooms and a five-bedroom penthouse. It will rise 665 ft. tall with 50 stories. Homes feature views of the Hudson River, the Woolworth Building, the Brooklyn Bridge, and One World Trade.

Apartments have oversized windows, wide-plank European white oak flooring and walnut finishes throughout.

Kitchens feature Calacatta Gold marble countertops, Miele appliances and cabinets offered in two custom pallets.

Interior designer Andre Mellone of Studio Mellone has designed a suite of amenities called the Park Row Club. The 20,000 s/f space includes fitness and wellness amenities, a grand library, resident’s lounge, private dining room, golf and billiards sporting areas, playroom, furnished terrace with a private lawn and grilling kitchen, and an outdoor playscape.

On-site semi-automatic parking is also available for residents.

PMG launches West Village boutique

Property Markets Group has launched sales at 111 Leroy, its new boutique development in the West Village.
Designed by Workshop APD, the 10-story building will encompass nine condominiums and five adjacent single-family townhomes.

One of the only new construction projects in the neighborhood, 111 Leroy homes will have expansive floor plans, large windows and heated floors. On-site parking is also available.

The boutique building’s nine condominiums, known as the Residences, are comprised of full-floor residences and a duplex penthouse with two roof terraces.

The five townhomes, known as the Houses, will feature multiple private terraces, with fire pits, outdoor kitchens, and hot tubs. All homes have private elevators. Amenities will include a 24-hour doorman, fitness center and a resident lounge designed by Lobel Modern.

Douglas Elliman Development Marketing is handling the exclusive sales and marketing of 111 Leroy.

CIM GROUP/LIVWRK
Named game in Dumbo

Developers CIM Group and LIVWRK revealed the name of their 85 Jay Street project: Front and York.
With architecture by Morris Adjmi, Front and York is bringing condominiums, rentals, retail and parking to a formerly-vacant lot in Dumbo.

The full-service luxury property will feature one- to four-bedroom condos which will launch later this year.
The amenities package includes one of the city’s largest private parks, a space designed by Michael Van Valkenburg Associates.

Expanding beyond the building, extra-wide, tree-lined sidewalks will create a plaza-like space and curated retail will activate the Dumbo corner.

The property is located across the street from the York Street F train subway stop — one stop from Manhattan — and a short walk to the A/C train at High Street, 2/3 train at Clark Street, and the East River Ferry.

BOND NEW YORK
Queens rental makes debut

BOND New York has been named the exclusive marketing and leasing agent of Piermont Properties’ new rental development at 178-02 Hillside Ave in Jamaica Hills.

The ground-up development will house 131 apartments across eight floors. Studio, one and two-bedroom smart-home apartments with feature modern fixtures, open layouts and over-sized windows. Some apartments will have private outdoor balconies or terraces.

Designed by Chris Carrano of ADG Architecture & Design, the rent stabilized property occupies the entire city block between 178th and 179th Streets along Hillside Avenue, directly above the F Train subway station.

Amenities will include indoor valet parking, part-time doorman, laundry, package room, bicycle storage, a fitness center, landscaped roof deck, residents’ lounge and co-working space and pet playground.

Named Q-East, 178-02 Hillside is being marketed by Douglas Wagner, director of brokerage services, BOND New York. Leasing is expected to get underway in the spring.

Arbor 18 introduced to market

Sales are underway at Arbor 18 in Greenwood Heights, Brooklyn, with prices starting at $530,000.

The newly constructed, 11-story development has 73 studio to three-bedroom condos, outdoor space and interiors designed by Paris Forino, with wellness-oriented amenities.

Three green spaces include a courtyard, Zen garden and roof deck. Twenty-nine residences have private balconies or terraces.

Homes offer large windows, sup to 11 ft. ceilings, white oak flooring, in-unit washer and dryers and energy efficient appliances.

Amenities includes a fitness center, library, lounge, private dining room with catering kitchen, playroom, bike and stroller storage, private storage, pet spa and an auxiliary laundry room for oversized items.

Onsite parking with electric car chargers is also available to purchase.

Located at 185 18th Street, Arbor Eighteen is a block from the NY subway and bus lines, as well as two expressways.
