The New York City office of Avison Young has arranged a seven-year, 5,743 s/f lease for the entire fourth floor of 139 Fifth Avenue in the Flatiron District that will serve as an office/showroom for Schlage Lock Company. An Avison Young team comprising Arthur Mirante, Principal and Tri-State President, John D. Ryan III, Principal, Patrick Steffens, Associate and Dominic Perkovic, Associate, along with Jonathan Schienberg, representing building owner Thor Equities, arranged the lease.
A Cushman & Wakefield team of Adam Ardise, John Harris, Dan Wessel represented the tenant in the transaction. With the Schlage transaction, the Avison Young team has fully leased all of the office space at 139 Fifth Avenue. Several months ago, the team arranged a 5,745 s/f lease for a showroom for Harklinikken, a Danish hair loss treatment provider. Schlage Lock Company is a global leader in security devices and a division of Allegion plc, a publicly traded company. Other tenants based at the 139 Fifth Avenue building include technology company Bitly, Eva Scrivo Salon, and Verizon located on the ground and lower levels.
CBRE announced the firm’s latest under 40,000-square-foot office leasing transactions in Manhattan.
• Ryan Alexander and Conor Denihan represented Brigade Capital Management in a 37,430 s/f lease renewal for the entire 16th floor and part of 15th floor at 399 Park Avenue. Owner Boston Properties was represented in-house.
• Frederick Fackelmayer, Adele Huang, Christopher Mansfield and Sacha Zarba represented Harry’s Razor Company in a 26,876 s/f lease expansion for part of the eighth floor at 1 Hudson Square. Owner Trinity Real Estate was represented by Kyle Ciminelli, David Falk, Jonathan Franzel, Peter Shimkin and Brittany Silver of NKF.
• Lauren Crowley Corrinet and Alexander Golod represented iCapital Networks in a 17,613 s/f lease expansion for entire 27th floor at 60 East 42nd Street. Owner Empire State Realty Trust was represented in-house by Julie Christiano and Leslie Nadel.
• Joseph Mangiacotti represented Infosys Technologies in a 12,761 s/f lease expansion for part of the 79th floor at 1 World Trade Center. Owner Port Authority of N.Y. & N.J. was represented in-house by Eric Engelhardt.
• Jeff Fischer, Christopher Mansfield, John G. Nugent, Willis Trotsky and Sacha Zarba represented Indeed, Inc. in a 12,493 s/f sublease expansion for part of the sixth floor at 1120 Avenue of the Americas. Owner Edison Properties was represented by Michael Burgio and Daniel Organ of C&W.
• Jonathan Cope and Edward Goldman represented owner Stawski Partners in a 39,721 s/f renewal lease at 33 Whitehall Street with the U.S. Equal Employment Opportunity Commission for the entire fourth and fifth floors and part of the 11th floor.
• Robert Alexander, Ryan Alexander, Taylor Callaghan, Benjamin Joseph, Zak Snider and Robert Stillman represented owner Ivanhoe Cambridge in a 34,836 s/f lease renewal at 1095 Avenue of the Americas with Lloyd’s Bank for the entire 34th floor.
• Paul J. Amrich, Georgina Cook, Emily Jones and Patrice Meagher represented owner Tamares Realty in a 12,850 s/f lease at 1500 Broadway with SCG America Group Inc. for the entire 33rd floor.
Eric S. Goldschmidt, senior partner at Goldschmidt & Associates announced, that the company brokered the 1,180 s/f lease of retail space at 41 South Moger Avenue, Mt. Kisco, to Beer Noggin. Beer Noggin was represented by Howard Greenberg of Howard Properties. This is Beer Noggin’s second location. The other is in Bronxville, New York. Beer Noggin retailers including Starbucks, Chico’s, Chopt, Rite Aid, Key Bank and Tano.
CBRE announced that Planet Fitness, Inc. has subleased 16,514 s/f of retail space at 2445 Springfield Avenue. Planet Fitness plans to open another facility in early spring 2019. CBRE’s Steven Winters and Michael Horne, along with Duke Sullivan of Corporate Property Dispositions, LLC represented the ground lessor in the sublease negotiations and Raymond Villafana of Franchise Realty, represented Planet Fitness. Founded in 1992 in Dover, New Hampshire, Planet Fitness is one of the largest and fastest-growing franchisers and operators of fitness centers in the United States by number of members and locations.
Charter Realty & Development announced that Scott Edlitz, represented LabCorp in securing two retail leases :
• A 2,395 s/f lease was signed in Hackensack, at Summitt Plaza, a 100,000 s/f retail complex located at the intersection of Route 17, Summit Avenue and West Pleasantview Avenue. It is anchored by a 62,000 s/f Shop and Shop and owned by Sanzari 89’ Associates, L.P. by Alfred Sanzari Enterprises.
• A 1,447 s/f lease was secured at 463-465 Cedar Lane in Teaneck, NJ. The building is owned by Cedar Lane Realty LLC.
Edison Properties announced that law firm Robinson Miller is the latest office tenant at Ironside Newark, its 21st century workplace in downtown Newark. Robinson Miller will occupy 4,001 s/ on third floor. It is the second law firm tenant to sign on at the mixed-use building, joining Bloomfield-based Pearlman & Miranda. Mars Wrigley will serve as anchor office tenant and will be joined by developer Edison Properties, who will move its headquarters to the building when it opens in mid-2019. Today, approximately 73 percent of the building’s office space is leased.
Burger King has opened a new restaurant at 182A Smith Street in Perth Amboy. Developer Paramount Assets owns the retail property; the firm’s leasing specialist, Helmer Zapata, arranged the long-term lease.
NAI James E. Hanson announced the following leases:
• A 5,000 s/f industrial/flex lease with Digirad Corporation, a pioneer in the field of solid-state nuclear detector technology for the healthcare industry, at 475 Mola Boulevard in Elmwood Park. Jeff DeMagistris, SIOR, Tom Vetter, SIOR, and Tom Ryan represented the owner, The Stro Cos. 475 Mola Boulevard is a 45,00- s/f industrial/flex building with 7,000 s/f of office space, six loading docks, one drive-in and 165 parking spaces. NAI Hanson negotiated the sale of the building to The Stro Cos. earlier this year. The Stro Cos. acquired the building with the goal of subdividing the space and bringing it to full occupancy.
• A 13,600 s/f lease at 3 Corporate Drive in Cranbury Township. Steven Leitner represented the tenant, Johnstone Supply, in the transaction. The Landlord, Kerzner Associates, was represented by its President, Sandy Kerzner. 3 Corporate Drive is a 54,000 s/findustrial building with 28 ft. ceilings and 7,000 s/f of office space. The space will be utilized as a showroom and warehouse for the wholesale distribution of HVACR equipment.
• A pad site at the future home of ShopRite on River Road and Main Street in New Milford. Joan Cenicola represented the tenant, Wells Fargo, in the transaction. The lease enabled Wells Fargo to construct a brand-new retail building and move their current branch in the borough to a centrally located destination to provide more convenient service to their customers.
